Job Requirements
- High school diploma or equivalent
- Minimum 3 years property management experience preferred
- Minimum 4 years property leasing experience preferred
- Strong financial understanding
- Excellent communication skills
- Customer service-oriented mindset
- Leadership experience in managing teams
- Ability to conduct daily property inspections
- Capability to develop marketing strategies
- Experience with lease document approval
- Competence in budget management
- Familiarity with accounts payable and invoicing
- Ability to handle tenant relations and conflict resolution
Job Qualifications
- High school diploma or equivalent
- Minimum of 3 years property management experience preferred
- At least 4 years experience in property leasing preferred
- Strong financial and budgeting skills
- Excellent customer service and communication skills
- Proven leadership and team management abilities
- Ability to negotiate and enforce lease agreements
- Knowledge of property maintenance and safety standards
- Proficiency with property management software and accounts payable systems
Job Duties
- Physically inspect all common areas daily to assure peak readiness and appearance
- Walk the property daily checking cleanliness, safety, and conditions of buildings and exterior features
- Maintain current market and neighborhood information to ensure competitive pricing
- Develop marketing and advertising programs to maximize market position
- Ensure quality of market-ready units and maintain a supply of available units
- Approve all lease paperwork including applications, move-ins, move-outs, and renewals
- Collect, record, and deposit property income accurately and timely
- Hire, train, and review performance of all on-site personnel
- Approve all invoices for goods or services and manage accounts payable
- Provide leadership and accountability for all property operations
- Prepare and manage budgets
- Attract new tenants through advertising and property viewings
- Interview tenants and run credit checks
- Set rental rates, negotiate, and enforce lease agreements
- Address tenant complaints and inspect vacated units
- Contract and supervise repairs and maintenance work
- Collect rent, handle late payments, and manage operating expenses
- Maintain records of income, expenses, leases, complaints, maintenance
- Prepare financial performance reports
- Terminate leases and initiate evictions
- Manage all property staff
