Job Requirements

  • 3 or more years of experience as an onsite General Manager
  • high School Diploma or GED required
  • Bachelor's Degree preferred

Job Qualifications

  • Must possess a valid Driver's License and maintain a clean DMV record
  • must have reliable transportation and the ability to drive to and from communities
  • knowledge of landscape and maintenance issues and ability to provide guidance to contractors/vendors
  • certification through CAI or CACM
  • excellent oral and written communication and listening skills
  • interpersonal problem-solving abilities
  • excellent financial and budgeting skills
  • verifiable references
  • able to pass a background check

Job Duties

  • Implement Board policy and directives within the scope of the management contract
  • assist the Board of Directors with strategic planning initiatives
  • responsible for employee hiring, development, and performance management
  • prepare annual budget estimates for the Board's action and approval
  • report the association's monthly financial obligation and distribute financial data to the Board of Directors
  • develop and administer annual operating and capital budgets in accordance with governing documents, state statutes, and Board policies
  • prepare schedules and establish priorities for routine and special work projects
  • administer community functions within the approved operating budget and advise Board of Directors of significant operational problems or deviations
  • provide regular status updates to the Board on ongoing projects and obtain Board feedback as necessary
  • act as liaison between the Board of Directors and residents, conveying established policies and resident grievances
  • analyze financial reports, coordinate input of professional advisors, and implement recommended procedures
  • facilitate Annual Meetings and Elections
  • establish priorities and advise the Board on major expenditures
  • supervise expenditures to conform to budget guidelines
  • establish budget controls and prepare budget recommendations
  • ensure day-to-day compliance with Injury and Illness Prevention Program, Hazard Communication Program, and other required CAL or FED/OSHA programs
  • work with subcontractors and Association volunteers to implement Board decisions
  • prepare minutes and action item lists following board meetings
  • delegate and assist in the completion of punch list items as appropriate
  • create a sense of community through positive service and communication
  • practice and adhere to Keystone's Core Values, Mission, and Vision
  • perform any additional job duties as required by the supervisor
