Job Requirements
- Must have excellent problem solving interpersonal and communication skills
- Must have at least 5-10 years of experience as a community manager
- Lease-up experience and related experience preferred
- Must have excellent sales skills
- Yardi experience preferred
- Must have ability to read analyze and interpret general business periodicals
- Ability to write reports and business correspondence
- Must have ability to calculate figures and amounts such as discounts interest commissions proportions percentages area
- Ability to apply concepts of basic math
- Must have ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists
- To perform this job successfully an individual should have knowledge of operations software used at the property level including Outlook internet software Excel and Word
Job Qualifications
- At least 5-10 years of experience as a community manager
- Excellent problem solving, interpersonal and communication skills
- Strong leadership and supervisory skills
- Lease-up experience preferred
- Excellent sales skills
- Yardi software experience preferred
- Ability to read, analyze and interpret business periodicals
- Ability to write reports and business correspondence
- Strong math skills including discount, interest, commission calculations
- Ability to solve practical problems with limited standardization
- Proficiency with property operations software including Outlook, Internet, Excel and Word
Job Duties
- Hire, train and develop a competent team
- Manage daily operations including rent recommendations and opportunities to maximize income
- Collect rents and implement delinquent rent legal procedures
- Ensure resident insurance compliance and screening criteria adherence
- Implement resident retention strategies
- Complete weekly reports and approve invoices
- Review and analyze monthly performance and prepare variance reports
- Initiate annual budgets and forecasts
- Identify market challenges and develop effective marketing plans
- Oversee contract work quality and pricing, ensuring contractor compliance
- Implement OSHA safety procedures and conduct safety meetings
- Identify repairs and capital projects in collaboration with maintenance
- Maintain property curb appeal and manage risk issues
- Follow company policies, handbooks and governing documents
