Job Requirements

  • Bachelor degree
  • three or more years supervisory experience in property or housing management
  • willingness to obtain accredited Residential Manager or Certified Apartment Manager within one year
  • valid driver’s license
  • current automobile insurance
  • computer literacy
  • proficiency in Microsoft Word, Excel and Outlook
  • knowledge of Entrata software
  • excellent customer service skills
  • strong communication skills
  • ability to manage and motivate team
  • ability to meet deadlines and follow through with paperwork

Job Qualifications

  • Bachelor degree plus three or more years of supervisory experience in property or housing management or equivalent education and experience
  • accredited Residential Manager or Certified Apartment Manager or willingness to obtain within one year
  • real estate license desirable
  • valid driver’s license and current automobile insurance
  • computer skills and math ability
  • accurate typing and record keeping
  • proficient in Microsoft Word, Excel and Outlook
  • knowledge of Entrata required
  • ability to follow through with all paperwork and deadlines
  • excellent customer service skills
  • effective and professional communication in fast paced environment
  • excellent skills in management and motivation of people

Job Duties

  • Manage all actions that involve and/or influence the property
  • review occupancy reports to ensure compliance with laws, rules and regulations
  • conduct surveys of local rental rates and establish rental rates
  • conduct analyses of operating expenses
  • create and implement innovative management plans including operating and capital budgets
  • study housing demands and recommend new policies and physical changes
  • implement resident retention programs
  • direct administrative activities of office staff
  • establish performance goals for on-site staff and direct staff toward their completion
  • coordinate and supervise activities of all contracted services
  • physically inspect the property daily or assign qualified personnel
  • prepare and review periodic reporting
  • keep supervisors, clients and owners informed of operating problems and deviations
  • report accidents, environmental issues and possible legal problems
  • assume accountability to owners, clients and regulatory agencies
  • provide first-class customer service to residents
  • select, train, motivate, coach, counsel and discipline on-site personnel
  • recommend personnel hires, transfers, promotions, terminations and compensation
  • complete annual employee performance evaluations
  • provide leadership and support for resident/community directors and advisors
  • establish effective working relationships with safety and health officials
  • actively network in local professional and civic organizations
  • manage the property’s public relations
  • exercise effective risk management
  • investigate and resolve resident disturbances and complaints
  • manage resident mediation and adjudication
  • manage evictions and resident unit transfers
  • participate in due diligence during property acquisition or sale
