Job Requirements

  • High school diploma or equivalent
  • Minimum two years related experience in property management or training preferred
  • Ability to manage leasing and multi-family properties
  • Certification in property management such as ARM, CAM, or NALP preferred
  • Bookkeeping experience
  • Effective communication skills
  • Safety conscious
  • Ability to assert oneself

  • Ability to work well under pressure

Job Qualifications

  • High school diploma or general education degree (GED)
  • Two years related experience in property management or training preferred
  • Equivalent combination of education and experience considered
  • Proficient in MS Office including email, word, and excel
  • Knowledge of office management systems and procedures
  • Excellent time management skills
  • Ability to multi-task and prioritize work
  • Attention to detail and problem-solving skills
  • Ability to read and interpret emails, financial and instructional documents, rental agreements, and procedure manuals
  • Ability to calculate discounts, interest, commissions, proportions, percentages
  • Reasoning skills to add, subtract, multiply and divide with units of money, weight, volume, distance
  • Valid driver’s license and liability insurance
  • Willingness to travel out-of-town for conferences

Job Duties

  • Respond effectively to telephone inquiries to generate prospective resident visits to the property
  • Show and demonstrate apartments, utilizing sales skills to demonstrate market-ready product and availability to close prospects
  • Follow-up with prospective residents
  • Monitor telephone and walk-in traffic at property via guest cards and traffic logs
  • Walk model tour route and open models daily to ensure quality presentation
  • Obtain lease information and complete lease applications
  • Conduct required credit and reference checks
  • Set up and maintain lease files
  • Conduct periodic market surveys as requested
  • Encourage resident retention by contacting all residents on renewal report not currently on lease or with leases set to expire
  • Secure at minimum the industry average of the overall closed leases at the property
  • Perform move-in inspections with new residents
  • Review welcome packet with new resident in a timely manner
  • Maintain legal records/files
  • Input daily activity on daily and vacancy reports
  • Prepare and process resident service requests
  • Assist with resident problems and complaints concerning rent payments and service requests
  • Assist with preparation of newsletters and promotion flyers
  • Assist with the planning of community activities and events
  • Ensure personnel respond to resident requests or complaints in a timely, efficient, courteous manner
  • Operate property within financial guidelines established by regional property manager and owner
  • Collect, record and deposit rental payments, application fees, security deposits
  • Maintain account records and journals and make bank deposits
  • Prepare weekly and monthly reports as required
  • Assist in preparing legal actions for evictions as necessary
  • Comply with all regulatory agencies and investors for affordable housing
  • Ensure administrative and building operations comply with regulatory agencies
  • Conduct initial certifications, annual re-certifications, rent increases, and utility allowances per LIHTC and HUD guidelines
  • Prepare sites for management and occupancy reviews, REAC, HQS, regulatory audits and inspections
  • Perform overall management of building in case of staffing shortages
  • Direct supervision of office and maintenance staff including timecard approvals
