Job Requirements
- High school diploma or equivalent
- Minimum of 3 years of related work experience
- Experience in operating, maintaining, or repairing electrical, mechanical, HVAC, or plumbing systems
- Ability to work evenings, nights, weekends, and holidays
- Ability to be on call 24/7 for emergency response
- Valid driver’s license and insurable driving history
- Ability to work at heights and lift heavy objects
- Ability to understand safety practices and codes
- Ability to use CMMS and other maintenance documentation systems
- Background check including criminal history, driving history, and character references
- Ability to work independently and as part of a team
Job Qualifications
- High school diploma or equivalent
- Two-year technical school or college degree preferred
- Minimum of 3 years of related work experience in large facilities with multiple HVAC units and equipment
- Experience operating, maintaining, or repairing building electrical, mechanical, HVAC, or plumbing systems
- HVAC certificate preferred
- Extensive HVAC knowledge for maintaining, repairing, and troubleshooting large and small HVAC units
- Knowledge of functions, operations, and equipment of a multi-purpose facility
- Solid knowledge of electric, plumbing, carpentry, motor machines, and computer-controlled energy management systems
- Ability to read and comprehend blueprints, drawings, and technical instructions
- Knowledge of safety practices and applicable safety standards for public facilities including First Aid procedures
- Ability to plan, coordinate, and assist in supervising facility operations team activities
- Ability to establish and maintain effective professional working relationships with staff, subcontractors, and others
- Experience with automated building management and automation systems
- Experience with CMMS for work orders, preventive maintenance, and reporting
- Ability to work evenings, nights, weekends, and holidays as required
- Ability to work autonomously and as part of a team
- Valid driver’s license with insurable driving history
Job Duties
- Work safely following and adhering to all safety and maintenance precautions, policies, and procedures
- Ensure adherence to OSHA, NFPA, and other applicable safety codes
- Perform repair and maintenance of facility equipment including HVAC units, refrigeration equipment, dehumidification equipment, life safety systems and controls, lighting systems and controls, energy management systems, compressors, ice resurfacers, and energy systems
- Perform repairs to food and beverage equipment including ice machines, stoves/ovens, and refrigerators
- Perform minor painting, carpentry, acoustical ceiling work, and masonry work including repair to suites, door hardware, woodworking, and other special projects
- Perform minor plumbing maintenance including repair and replacement of water heaters, sinks and faucets, toilets, sewer lines and drains, unclogging drains, and replacing drain hoses
- Perform general ground maintenance including snow removal, lawn sprinklers, mowing, landscaping, dock and parking lot maintenance, and lighting
- Adhere to preventive maintenance programs
- Maintain accurate records on CMMS for all maintenance and repairs including floor scrubbers, snow removal equipment, forklifts, scissor lifts, and other machinery
- Coordinate with contracted vendors for operations and maintenance needs as directed
- Maintain and keep accurate records of facility operations equipment inventory including mechanical, electrical, plumbing, spare parts, tools, and equipment
- Maintain and update facility operation and maintenance manuals
- Perform other duties or assist in projects as assigned by management
