Job Duties
- Sweep and vacuum all public areas, stairways, halls, laundry rooms, building entrances, and trash rooms as necessary
- wet mop and vacuum the public areas of all buildings three or four times a week depending on usage and appearance
- dust and clean washers and dryers in laundry rooms and remove any trash left behind
- dust all light fixtures monthly, replace light bulbs as needed
- clean mailbox fronts and public walls including trash room areas
- deliver notices and letters as directed and trash out vacant apartments
- pick up trash on grounds and common areas daily or more often
- observe condition of buildings, grounds, units and other facilities
- perform maintenance, repair, and improvement tasks as directed by Community Director or Facilities Director
- maintain a valid driver's license
- uphold professional image and attitude according to STR objectives
- report daily to Community or Facilities Director for work assignments
- advise directors of maintenance problems and solutions
- satisfy service requests within 24 hours and inform residents of delays
- inform directors about needed parts and supplies
- make purchase recommendations for supplies and services
- give daily written reports of work completed including service requests and inspections
- leave notices in resident apartments explaining work performed
- keep permanent records of service requests
- observe and report on condition of occupied apartments
- oversee maintenance of exterior lighting, gutters, roofs, roadways, laundry, recreation areas, building and grounds
- know locations of water, gas, power turnoffs and emergency contacts
- execute regular preventive maintenance schedules
- perform make-ready tasks in vacant units
- strip discarded appliances for usable parts
- record appliance serial numbers
- maintain a clean and secure workshop
- assume on-call duties
- attend instructional classes
- practice safe working habits
- pick up trash observed during duties
- police the property and dumpster areas
- perform additional duties as assigned
