Job Requirements

  • Minimum of 3 years janitorial experience
  • physical capability to walk the property including stairs and perform various physical tasks regularly
  • reliable attendance for scheduled work hours
  • valid driver’s license
  • ability to communicate effectively with supervisors and residents
  • willingness to assume on-call duties
  • adherence to company policies including drug-free workplace
  • ability to lift and handle maintenance equipment

Job Qualifications

  • Minimum of 3 years janitorial experience
  • maintenance experience preferred but not required
  • valid driver’s license
  • ability to work independently and as part of a team
  • strong communication skills
  • physical capability to perform routine and physical tasks
  • willingness to attend training and improve skill set
  • professional attitude aligned with company standards
  • ability to follow directions and report accurately
  • basic knowledge of maintenance and repair practices is beneficial

Job Duties

  • Sweep and vacuum all public areas, stairways, halls, laundry rooms, building entrances and trash rooms as necessary
  • wet mop and vacuum public areas of all buildings several times weekly depending on usage and appearance
  • dust and clean washers/dryers in laundry rooms and remove trash
  • dust all light fixtures including hanging and wall-mounted globes and replace light bulbs as needed
  • clean mailbox fronts and public walls or hallways including trash room areas
  • deliver notices and letters
  • trash out vacant apartments as directed
  • pick up trash on grounds and in common areas daily or more as necessary
  • observe the condition of the complex including buildings, grounds, units, and other facilities
  • perform maintenance, repair and improvement tasks as directed by the Community or Facilities Director
  • maintain a valid driver's license
  • maintain professional image and attitude in line with company and resident welfare objectives
  • report daily to Community or Facilities Director for work assignments and updates
  • advise Directors of maintenance problems and recommend solutions
  • satisfy service requests promptly within 24 hours or inform residents of delays
  • inform Directors of needed parts and supplies and make purchase recommendations
  • submit daily written reports including service requests and inspections
  • leave notices in apartments explaining entrance and work performed
  • keep permanent records of service requests
  • report unusual circumstances in occupied apartments
  • oversee maintenance of exterior lighting, gutters, roofs, walkways, laundry facilities, recreational areas, building and grounds
  • know locations of utilities shutoffs, fire safety equipment, and emergency contacts
  • execute preventive maintenance schedules for HVAC, painting, equipment maintenance, and lighting
  • perform make-ready tasks in turnover units and record appliance serial numbers
  • maintain a clean and secure workshop
  • assume on-call duties as assigned
  • attend instructional classes
  • think and work safely
  • police property and dumpster areas multiple times daily
  • perform additional duties as assigned
