Job Requirements

  • High school diploma or equivalent required
  • Minimum 5 years of experience in plant operations or related field
  • Experience with multi-stage boiler and four pipe HVAC systems
  • Knowledge of federal state and local building codes and safety regulations
  • Ability to work flexible hours including emergency situations
  • Must provide proof of COVID-19 vaccination or obtain an approved exemption as condition of employment
  • Ability to recruit train and supervise maintenance team members

Job Qualifications

  • Bachelor's degree in facilities management engineering or related field preferred
  • Proven experience in plant operations preferably in senior living or hospitality environment
  • Strong knowledge of HVAC mechanical electrical and fire safety systems
  • Leadership experience managing and developing teams
  • Familiarity with life safety codes and regulatory compliance
  • Proficient in budgeting and capital project management
  • Excellent communication and organizational skills
  • Ability to multitask and manage multiple projects simultaneously

Job Duties

  • Direct and oversee the functionality and safety of facility including physical buildings mechanical equipment electrical systems heating and cooling systems life safety systems and grounds according to regulations
  • Conduct facility inspections and direct construction and installation maintenance and repair of all electrical mechanical and architectural systems
  • Assign verify and document completion of routine maintenance and repairs in property maintenance management system
  • Communicate with city county and state officials to maintain permits licenses coordinate inspections and ensure compliance with codes regulations and safety standards
  • Assist in execution of capital projects and property rehabilitations
  • Monitor and develop team member performance including supervision scheduling counseling evaluations professional development and recognition
  • Recruit interview and train team members
  • Lead special projects as needed
  • Understand budgeting and capital expenditure spreadsheets
  • Conduct annual inspections by city state and federal authorities
  • Conduct tornado and fire drills
  • Operate and understand fire alarm panel functions
  • Apply knowledge of life safety codes
  • Coordinate moves and move-outs
  • Manage multi-stage boiler systems
  • Operate and maintain four pipe HVAC systems
  • Manage multiple capital operations and maintenance projects simultaneously
