Job Requirements

  • High school diploma
  • Associates degree or equivalent in relevant education, training, or experience
  • Maintenance supervisor experience preferred

Job Duties

  • Supervise the Plant Operations Department including interviewing, hiring, training, evaluating, and counseling staff with approval from the Executive Director
  • Maintain equipment, building, utilities and grounds through an adequate preventative maintenance program and arrange for maintenance contracts as necessary
  • Maintain emergency power generating equipment along with all fire, life safety equipment, fire drill and safety inspection reports
  • Provide residents and staff with a timely and effective response to service requests
  • Ensure all equipment and systems function properly and safely and comply with federal, state, and local regulations and ordinances
  • Advise and consult with the Executive Director on short and long range planning to maintain the community’s physical plant and grounds and to project a good visual image
  • Participate in planning the annual departmental budget, maintain expenditures within budget allowances, review monthly operating statements for accuracy, and explain variances
  • Maintain proper levels of service repair parts for electrical, plumbing, laundry, lighting, refrigeration, HVAC, hardware, locks, batteries, tools, expendable supplies, emergency telephone and security equipment, and adjust computerized controls for HVAC and other equipment as necessary
