Job Requirements
- B.S. or B.A. degree from an accredited college or university
- 5-7+ years' experience in full-time facility operations management in the public assembly industry
- demonstrated knowledge of physical plant management and supervisory skills
- experience in a public facility strongly preferred
- knowledge of operational characteristics of public facilities including building construction, mechanical equipment repair, and grounds maintenance
- knowledge of budget preparation and control
- knowledge of OSHA requirements
- basic knowledge of boilers, chillers, refrigeration and ice making
- basic knowledge of fire alarm and fire protection systems
- knowledge of event presentation and production needs
- knowledge of federal, state, and local laws and regulations
- experience with facility operations including drayage, decorators, maintenance, housekeeping, trades, waste disposal, electrical, equipment
- advanced computer proficiency with Microsoft Excel, Word, and Outlook
- ability to communicate effectively in English
- ability to supervise a team
- ability to work evenings, weekends and holidays as required
- excellent customer service skills.

- knowledge of federal, state and local laws, codes, and regulations
- experience with facility operations including drayage, decorators, maintenance, housekeeping, trades, waste disposal, electrical, equipment
- advanced proficiency in Microsoft Excel, Word and Outlook
- ability to supervise the work of others
- ability to communicate clearly and respectfully
- ability to work in a team-oriented, fast-paced, event-driven environment
- ability to speak, read and write in English
- excellent customer service skills.
Job Duties
- Oversees daily operations and maintenance of the facilities including HVAC, electrical, plumbing, commercial kitchen equipment, fire protection, life safety, workplace safety, communications, pest control, custodial services, elevators and escalators
- establishes and maintains effective working relationships with staff, coworkers, vendors and subcontractors
- participates in development and administration of the operations and capital budgets, monitors and approves expenditures, implements adjustments
- oversees advancing and communicating event information to the appropriate departments and staff
- plans, directs, coordinates and reviews the work plan for facility maintenance and operations, assigns work activities, monitors workflow, evaluates work products
- oversees operation of event set-up and tear-down including stage risers, floor coverings, pipe and drape, bleachers, signs, chairs and tables for banquet functions
- directs and monitors contractors, engineers and architects on building projects, maintenance and services
- acts as liaison with the City of Tulsa for code compliance and enforcement, building safety, permits, inspections and warranties
- selects, trains, motivates and evaluates staff including providing or coordinating training and implementing discipline
- orders supplies and materials within budget guidelines and maintains supplies
- verifies processing of employee time sheets and accounts for labor, material and utility costs
- develops and maintains Capital Improvement Project reports
- attends internal and external meetings representing operations
- develops and implements standard operating procedures including preventive maintenance
- organizes and executes training and safety programs for all staff
- prepares and presents reports and correspondence
- keeps cost records and makes cost estimates
- ensures health and safety compliance with OSHA regulations
- maintains hazardous materials communication program and stays updated on regulatory changes
- develops and updates comprehensive management reports and manuals
- continuously improves operations and customer service
- conducts organizational and operational studies recommending modifications
- maintains effective working relationships with staff, contractors, stakeholders and users
- performs other duties as assigned by General Manager or VP.
