Job Requirements
- No formal education required
- Preferred background in custodial work
- Ability to stand, walk, climb stairs, bend, stoop, crawl, crouch, squat, kneel for extended periods
- Ability to lift and carry up to 25 pounds frequently and more than 25 pounds occasionally with assistance
- Ability to use hands and fingers for grasping, gripping, turning, and feeling
- Must follow OSHA and company safety policies
- Ability to communicate effectively
- Willingness to work flexible hours including Saturdays
- Ability to operate cleaning equipment such as vacuums and mops
- Ability to manage inventory and reordering of cleaning supplies
- Ability to work independently once trained
Job Qualifications
- High school diploma or equivalent preferred
- Previous custodial or janitorial experience preferred
- Ability to read and interpret safety rules, MSDS sheets, basic maintenance instructions, and procedural manuals
- Strong communication skills to interact with supervisors and tenants
- Basic mathematical skills including addition, subtraction, multiplication, and division
- Ability to calculate proportions, percentages, area, ratios, circumference, and volume related to cleaning
- Ability to apply common sense understanding to follow instructions and solve problems
- Proficiency in internet and web-based timekeeping software use
- Physical stamina to perform manual labor tasks consistently
Job Duties
- General property maintenance and property area cleaning
- Routinely perform housekeeping tasks including sweeping, mopping, waxing, vacuuming floors, emptying wastebaskets, dusting and wiping all surfaces
- Clean and disinfect bathrooms, showers, bathtubs, kitchens, and pantries including shelves and drawers
- Clean appliances thoroughly including exterior surfaces and inside drum
- Sweep and clean fireplace hearths, windows, mini-blinds, mirrors, balconies, patios, and entrances
- Clean all common areas scheduled by supervisor including parking garages, offices, clubrooms, community rooms, model units, corporate apartments, mailbox areas, stairwells, storage areas, and elevators
- Perform daily touch-up cleaning of tour paths and show apartment homes
- Assist with light apartment maintenance and in-home service requests
- Manage care, maintenance, and inventory of cleaning supplies and equipment
- Report cleaning supply needs and ensure proper use
- Operate within OSHA standards and company safety policies, communicate safety concerns
- Perform snow removal duties as needed
- Work flexible hours including weekends
- Complete apartment unit cleaning for turns
- Report unusual circumstances regarding property or residents
- Assist in groundskeeping including litter removal, weed control, spraying for weeds and insects, light snow removal, sanding and salting
- Support preventative maintenance
- Provide residents and team with high level of customer service
- Utilize work order systems for task management
- Perform other duties as assigned
