Job Requirements

  • High school diploma or equivalent
  • two years related property management experience or equivalent combination
  • proficiency in MS Office including email, word and excel
  • excellent time management and multitasking skills
  • ability to read and interpret complex documents
  • valid driver’s license
  • valid liability insurance
  • ability to lift up to 25 pounds regularly and occasionally more than 50 pounds
  • willingness to work overtime and travel occasionally
  • ability to communicate clearly and effectively
  • strong problem-solving and organizational skills

Job Qualifications

  • High school diploma or general education degree (GED)
  • two years related experience in property management or training preferred
  • equivalent combination of education and experience
  • proficient in MS Office including email, word and excel
  • knowledge of office management systems and procedures
  • excellent time management skills
  • ability to multi-task and prioritize work
  • strong attention to detail and problem-solving skills
  • ability to read and interpret documents such as emails, utility billings, financial documents, rental agreements, and procedure manuals
  • ability to calculate figures such as discounts, interest, commissions, proportions, and percentages
  • ability to perform basic arithmetic operations including multiplication and division with money and weight measurements

Job Duties

  • Respond effectively to telephone inquiries to generate prospective resident visits to the property
  • show and demonstrate apartments utilizing sales skills to demonstrate market ready product and availability to close prospects
  • follow-up with prospective residents
  • monitor telephone and walk-in traffic at property via guest cards and traffic logs
  • walk model tour route and open models daily to ensure quality presentation
  • obtain lease information and complete lease applications
  • conduct required credit and reference checks
  • set up and maintain lease files
  • conduct periodic market surveys as requested
  • encourage resident retention by contacting all residents on renewal report not currently on lease
  • perform move-in inspections with new residents
  • review welcome packet with new resident in a timely manner
  • maintain legal records and files
  • input daily activity on daily and vacancy reports
  • prepare and process resident service requests
  • assist with resident problems and complaints concerning rent payments and service requests
  • assist with preparation of newsletters and promotion flyers
  • assist with planning of community activities and events
  • collect, record and deposit rental payments, application fees, security deposits
  • maintain account records and journals and make bank deposits
  • help prepare weekly and monthly reports as required
  • help prepare legal action for evictions as necessary
  • assist manager with complying timely to all regulatory agencies and investors
  • assist with administrative and building operations compliance with regulatory agencies
  • assist with conducting initial certifications, annual re-certifications, rent increases and utility allowances according to LIHTC and HUD guidelines
  • assist in preparing sites for management and occupancy reviews, REAC, housing quality standards, regulatory audits and inspections
  • perform other tasks as assigned
