Job Requirements
- High school diploma or equivalent
- two years related property management experience or equivalent combination
- proficiency in MS Office including email, word and excel
- excellent time management and multitasking skills
- ability to read and interpret complex documents
- valid driver’s license
- valid liability insurance
- ability to lift up to 25 pounds regularly and occasionally more than 50 pounds
- willingness to work overtime and travel occasionally
- ability to communicate clearly and effectively
- strong problem-solving and organizational skills
Job Qualifications
- High school diploma or general education degree (GED)
- two years related experience in property management or training preferred
- equivalent combination of education and experience
- proficient in MS Office including email, word and excel
- knowledge of office management systems and procedures
- excellent time management skills
- ability to multi-task and prioritize work
- strong attention to detail and problem-solving skills
- ability to read and interpret documents such as emails, utility billings, financial documents, rental agreements, and procedure manuals
- ability to calculate figures such as discounts, interest, commissions, proportions, and percentages
- ability to perform basic arithmetic operations including multiplication and division with money and weight measurements
Job Duties
- Respond effectively to telephone inquiries to generate prospective resident visits to the property
- show and demonstrate apartments utilizing sales skills to demonstrate market ready product and availability to close prospects
- follow-up with prospective residents
- monitor telephone and walk-in traffic at property via guest cards and traffic logs
- walk model tour route and open models daily to ensure quality presentation
- obtain lease information and complete lease applications
- conduct required credit and reference checks
- set up and maintain lease files
- conduct periodic market surveys as requested
- encourage resident retention by contacting all residents on renewal report not currently on lease
- perform move-in inspections with new residents
- review welcome packet with new resident in a timely manner
- maintain legal records and files
- input daily activity on daily and vacancy reports
- prepare and process resident service requests
- assist with resident problems and complaints concerning rent payments and service requests
- assist with preparation of newsletters and promotion flyers
- assist with planning of community activities and events
- collect, record and deposit rental payments, application fees, security deposits
- maintain account records and journals and make bank deposits
- help prepare weekly and monthly reports as required
- help prepare legal action for evictions as necessary
- assist manager with complying timely to all regulatory agencies and investors
- assist with administrative and building operations compliance with regulatory agencies
- assist with conducting initial certifications, annual re-certifications, rent increases and utility allowances according to LIHTC and HUD guidelines
- assist in preparing sites for management and occupancy reviews, REAC, housing quality standards, regulatory audits and inspections
- perform other tasks as assigned
