Job Requirements

  • Bachelor's degree in related field
  • Minimum three years of experience in facility or maintenance operations
  • Ability to read and understand blueprints, CAD drawings, and other schematics
  • Ability to communicate effectively both orally and in writing
  • Proficient in the use of computers and programs such as Microsoft Office and other applicable property programs
  • Ability to be flexible, prioritize and manage multiple projects, as well as solve problems in a timely manner
  • Valid driver's license
  • Ability to lift and carry up to 50 pounds

Job Qualifications

  • Effective oral and written communication skills
  • Proficient in Microsoft Office and property-related software
  • Strong problem-solving skills with ability to manage multiple projects

  • Ability to lift and carry up to 50 pounds

Job Duties

  • Assist with the development of a 5-year capital plan to maintain and enhance property assets
  • Ensure property safety systems are up to code, maintained and inspected
  • Conduct daily walk-throughs of the property to ensure assets are in optimal condition and respond to operational issues
  • Assist in managing procurement and application of goods and services within budget
  • Partner with Operations Director to manage Property Operating expenses and address negative financial variances
  • Develop scopes of work, evaluate contractor bids, oversee contracted work and ensure project compliance
  • Monitor cleaning services with rigorous oversight
  • Manage preventive and predictive maintenance, repair, and construction work
  • Read and interpret engineering drawings and schematic diagrams
  • Collaborate with maintenance staff to ensure proper preventive maintenance and record keeping
  • Maintain a safe environment by identifying and eliminating safety hazards
  • Administer and train on OSHA, ADA, EPA and other safety programs
  • Coordinate with security and local officials for fire safety programs
  • Support emergency and disaster response preparation
  • Perform condition assessments for long range capital planning
  • Oversee contractors performing capital work
  • Interact with Portfolio Director of Operations and Energy Services
  • Provide construction support to tenants and ensure compliance with mall criteria
  • Assist tenants with government permits and build relationships with government officials
  • Coordinate tenant activities to meet budgeted opening dates
  • Develop and manage staff performance including recognition and counseling
  • Resolve tenant lease and non-lease concerns related to facility operations
  • Establish relationships with civic leaders and maintain strong tenant relations
  • Fulfill Manager-on-Duty rotation and manage day-to-day activities including emergencies
  • Manage operations purchasing and asset inventory programs
  • Ensure compliance with Simon Field Purchasing Policy for all service agreements
  • Perform other duties as assigned
