Job Requirements

  • 5+ years of accounting, financial operations, property management, or related experience
  • strong analytical and organizational skills

  • proficiency in Microsoft Excel
  • familiarity with accounting and property management systems
  • willingness to obtain Illinois Leasing license within 120 days
  • ability to work evenings and occasional weekends
  • availability to travel approximately two weeks per year
  • high school diploma or bachelor's degree or equivalent with relevant experience

Job Qualifications

  • Bachelor's degree or high school diploma/equivalent with additional relevant coursework or experience
  • 5+ years of accounting, financial operations, property management or related experience
  • strong analytical and organizational skills focused on accuracy and process improvement
  • exceptional communication skills with ability to translate financial data into clear insights
  • proficiency in Microsoft Excel and familiarity with accounting and property management systems
  • experience with StarRez or Entrata preferred but not required
  • proven ability to lead cross-functional teams and build professional relationships
  • exceptional customer service and professionalism
  • willingness to obtain Illinois Leasing license within 120 days

Job Duties

  • Own and execute all accounting month-end activities including pre-close and close reports, reconciliations, accruals, reclasses, capital reporting, variance analysis, and cash forecasting
  • monitor and analyze financial performance continuously, provide insights and recommend actions to meet or exceed financial goals
  • review and approve invoices and property credit card transactions
  • interface regularly with senior executives and owners, preparing professional executive summaries and communications
  • lead annual budget preparation including operating expenses, capital projects, and five-year capital planning
  • support and lead strategic initiatives in collaboration with senior leadership and departments to improve financial health and operational efficiency
  • maintain and enhance key financial Excel workbooks and models
  • review all vendor contracts to ensure compliance with standards, coordinating with department heads
  • administer master leases including drafting, reviewing, entering leases in Entrata, issuing notices, and maintaining records
  • collaborate with legal counsel to review and update leases annually
  • ensure insurance and COI compliance for vendors, tenants, and residents
  • support audit and compliance requirements with accurate documentation
  • manage non-master-leased bed leasing strategy and team oversight
  • oversee property-wide marketing and brand management initiatives including online advertising, collateral creation, and outreach efforts
  • supervise marketing vendors ensuring consistency in quality and branding
  • maintain resident ledgers and manage billing and delinquency
  • maintain positive relationships with retail tenants and audit retail ledgers and insurance requirements
  • lead a small team, fostering accountability and professional growth
  • be available evenings and occasional weekends during peak periods
  • travel approximately two weeks per year for conferences and work-related activities
  • perform additional responsibilities as required
