Invitation Homes seeks a dedicated Maintenance Technician to join its dynamic team. This role is vital, as Maintenance Technicians are the frontline professionals ensuring that properties remain in excellent condition and residents enjoy a superior living experience. The Maintenance Technician will perform maintenance service requests across multiple trades, including plumbing, electrical, carpentry, HVAC (minor), appliances, and exterior structural repairs. They will also conduct proactive maintenance visits (ProCare visits) in residents’ homes, providing preventative care to reduce future repair needs. Providing exceptional customer service and clear communication with residents is a key part of the role, fostering trust and satisfaction.

The position requires interaction with residents to educate them about maintenance topics and to enhance their overall experience. Maintenance Technicians will collaborate closely with property management teams, conducting property condition assessments during visits and promptly reporting urgent issues. The role may involve working in vacant properties during turnover processes to ensure that homes are market-ready. Reliable use and maintenance of company-supplied tools, vehicles, and materials are essential, alongside adherence to safety and regulatory guidelines.

Job Requirements

  • High school diploma or equivalent
  • OSHA 10 certification or ability to complete within 90 days of hire
  • Proven experience in residential repairs and maintenance or related fields
  • Understanding of residential construction and ability to perform general repairs in plumbing, electrical, carpentry, sheetrock, exterior structural, HVAC (minor), and appliances
  • Excellent customer service and interpersonal skills
  • Comfortability using mobile devices
  • Must possess a valid driver's license and automobile insurance
  • Ability to lift and move 50 pounds or more
  • Ability to perform physical work such as climbing, stooping, kneeling, crawling, pushing, pulling
  • Ability to provide basic hand and power tools
  • Ability to be regularly present at work including weekends and holidays
  • May be required to conduct occupancy checks and attend eviction lockouts in coordination with local law enforcement

Job Qualifications

  • High school diploma or equivalent
  • Proven experience in residential repairs and maintenance or related building maintenance
  • Understanding of residential construction and mechanical systems including plumbing, electrical, carpentry, sheetrock, exterior structural, HVAC (minor) and appliances
  • Excellent customer service and interpersonal skills
  • Strong verbal and written communication skills
  • Comfortability using mobile devices such as iPad or iPhone
  • Ability to be at work on a regular and consistent basis including weekends and holidays as needed
  • Must possess current driver's license, automobile insurance, and any licenses or certifications required by state law

Job Duties

  • Completing maintenance service requests across multiple trades
  • Providing excellent customer service and promoting a quality living experience for all residents
  • Completing regular ProCare visits in residents' homes to perform proactive maintenance and repairs
  • Educating residents regarding all maintenance topics
  • Completing general property condition assessments at all property visits and alerting the property management team when items require immediate attention
  • Reviewing and using Technician-specific reports to find opportunities for improvement
  • Performing repairs in vacant properties while they are on-the-market or during the turn process
  • Properly using and caring for company-supplied tools, materials, and vehicles
  • Performing other duties as assigned
