The Service Technician role at Greystar is a critical position focused on ensuring the upkeep, safety, and functionality of residential properties. This role involves performing essential technical and mechanical tasks to maintain buildings, grounds, amenities, and common areas to the company’s high standards. The position requires troubleshooting and repairing defects, executing preventative maintenance, and preparing apartment homes for new residents through the make-ready process. Service Technicians are responsible for managing work orders generated from resident service requests, maintaining accurate documentation, and coordinating with vendors and contractors as needed. Additionally, this role supports efforts to control expenses by maximizing repairs over replacements and managing supplies wisely. Technicians also assist in maintaining clean and safe environments by addressing landscaping and general upkeep tasks.
Candidates for this role must be physically capable of handling various demands including standing, walking, bending, climbing ladders, and working in diverse weather conditions. Flexibility is required to work evenings, weekends, holidays, and occasionally respond to on-call duties. Licenses and certifications relevant to refrigerant handling and local regulations are also necessary to comply with safety and industry standards. Job Requirements
- High school diploma or equivalent
- Previous experience in property maintenance or related technical work
- EPA certifications for refrigerant recycling where applicable
- Valid driver’s license
- Ability to work flexible schedules including call during evenings, weekends, and holidays
- Ability to perform physical tasks including lifting up to 50 pounds with assistance
- Willingness to work in various weather conditions and in confined spaces
Job Qualifications
- High school diploma or equivalent
- Experience in property maintenance or a related technical field
- EPA certifications Type 1 and II or Universal for refrigerant recycling as required
- Valid driver’s license
- Ability to work flexible hours including evenings, weekends, and holidays
- Knowledge of safety standards and compliance requirements
- Effective communication and organizational skills
Job Duties
- Completes assigned work orders generated from resident requests for service
- Completes preventative maintenance by diagnosing defects and making repairs
- Prepares vacant apartment homes for leasing by completing make-ready processes including inspections and scheduling vendors
- Manages inventory by obtaining materials, tracking usage, and notifying supervisors of reordering needs
- Maintains grounds, amenities, and common areas through cleaning, pressure-washing, painting, and trash removal
- Supports cost-cutting by repairing parts instead of replacing and using materials efficiently
- Completes all required documentation for service requests accurately and timely
