The Associate, Asset Management position supports the execution of strategic business plans, overseeing the financial and operational health of warehouse, logistics, and distribution properties. This role is pivotal in driving value creation through effective asset management practices, including budgeting, forecasting, capital planning, lease optimization, and financial performance analysis. The Associate will be responsible for monitoring asset performance against underwriting assumptions, identifying areas of opportunity to increase net operating income, and contributing to acquisition due diligence and refinancing activities. Job Requirements

  • Bachelor's degree in finance, economics, real estate, accounting, business, or a related discipline
  • 3-5 years of experience in asset management, acquisitions, investments, valuation, financial analysis, or commercial real estate
  • Prior exposure to industrial, logistics, distribution, warehouse, or commercial real estate assets preferred
  • Strong financial modelling, forecasting, budgeting, and valuation capabilities
  • Proficiency with Microsoft Excel and real estate analysis tools
  • Understanding of real estate operating fundamentals, lease structures, capital expenditures, and investment performance metrics
  • Strong analytical, communication, and stakeholder management skills
  • Ability to operate effectively within a fast-paced, entrepreneurial investment environment

Job Qualifications

Job Duties

  • Assist with the execution of business plans for assigned industrial assets, tracking performance against underwriting assumptions and operational objectives
  • Develop and maintain property-level asset management plans, including budgeting, forecasting, capital planning, and market analysis
  • Identify and evaluate opportunities to increase net operating income through revenue enhancement, lease optimisation, expense management, and operational efficiencies
  • Review financial statements, operating reports, budgets, and variance analyses to monitor asset performance and identify areas for improvement
  • Prepare monthly, quarterly, and annual reporting packages for senior leadership, investors, and lending partners
  • Support acquisition due diligence, business plan underwriting, refinancing activities, and disposition analyses
  • Conduct market research on rents, occupancy trends, supply pipelines, tenant demand, and broader economic drivers impacting industrial real estate
