The role of Service Technician at Allison at Fenton with Hines is an essential position within this division, emphasizing technical and mechanical upkeep to maintain community standards. Service Technicians are responsible for completing work orders efficiently, performing general property maintenance such as cleaning and pressure washing, and proactively diagnosing and resolving technical issues in line with Hines policies and safety standards.
Service Technicians play a critical role in preparing vacant apartments for leasing by conducting inspections, scheduling repairs, and collaborating with contractors and vendors. The role demands adeptness in maintaining mechanical, electrical, plumbing, and HVAC systems with a strong adherence to safety protocols and documentation accuracy. Technicians are expected to support operational cost controls by prioritizing repairs over replacements when feasible and adhering to emergency procedures and regulatory compliance. Job Requirements
- High school diploma or equivalent
- Minimum two years of property maintenance or related experience
- Valid EPA Type I & II or Universal certification for refrigerant recycling preferred
- Ability to obtain necessary city or government licenses or permits
- Knowledge of plumbing, electrical, carpentry, HVAC, and appliance repair
- Strong interpersonal and communication skills
- Attention to detail and ability to multitask
- Physical ability to lift 25 lbs. or more
- Capability to climb stairs and ladders
- Access to remote or confined work spaces
- Willingness to work varied shifts including early mornings, late evenings, weekends, and holidays
- Comfortable working indoors 80% and outdoors 20% of the time
- Basic computer skills for work order and building operation management
Job Qualifications
- High school diploma or equivalent from an accredited institution preferred
- Two or more years of property maintenance or related experience
- EPA Type I & II or Universal certification strongly preferred for refrigerant recycling
- Obtain required city and/or government licenses or permits when applicable such as EPA certification for refrigerant recycling and Pool & Spa Operator certifications
- General knowledge of plumbing, electrical, general carpentry, HVAC, and appliances
- Excellent interpersonal and communication skills
- Attention to detail, organization, and strong multitasking abilities
- Ability to work indoors approximately 80% of the time and outdoors approximately 20% of the time
- Ability to use olfactory, auditory, and visual senses effectively
- Ability to lift 25 lbs. or more
- Ability to climb up and down stairs and ladders
- Ability to access remote work areas and confined spaces such as crawl spaces and roofs
- Use full range of manual dexterity including sitting, squatting, bending, kneeling, walking, and lifting
- Ability to meet the shift working requirements of the assigned property including early mornings, late evenings, weekends, and some holidays
Job Duties
- Complete assigned work orders generated from requests in a timely manner
- Oversee the property grounds and other amenities by performing general cleaning such as trash and debris disposal, pressure wash breezeways and pool areas, and painting curbs and signage as needed
- Be proactive in diagnosing the issues with the property and provide solutions that are in accordance with established Hines policies, standards, and code requirements
- Identify areas for improvement and provide suggestions to improve overall efficiency and productivity
- Prepare vacant apartment homes for leasing and new move-ins via inspection, identify what requests are needed, schedule with contractors and vendors as needed, and complete all maintenance tasks
- Appropriately handle all documentation and other paperwork in a complete fashion without disrupting other service requests
- Practice proper safety techniques with all mechanical or electrical equipment malfunctions, reporting any injuries, accidents, or other safety issues to the appropriate contact
