The Service Manager role at BH Management is a full-time, onsite position located at The Enclave property in Tempe, Arizona. Compensation for this position ranges between $30.00 and $32.00 per hour, reflecting the complexity and responsibility associated with the role. This position plays a critical part in maintaining the physical integrity and operational efficiency of the property by supervising maintenance operations and ensuring timely repairs and upkeep.

In the role of Service Manager, you will lead and coordinate a team dedicated to repairing and maintaining building facilities. This role demands a high level of organization and technical expertise, as you will be responsible for scheduling maintenance tasks, assigning work, and overseeing the quality and safety of all completed work. Your responsibilities extend beyond daily maintenance to include participation in new construction projects and modifications to existing properties.

You will be instrumental in managing inventory and budgeting for maintenance supplies, assuring that all repairs and rehabilitations meet company standards while adhering to OSHA guidelines and local, state, and federal regulations. Your leadership includes fostering a strong culture of safety and training for your team to ensure compliance and skill development. The ideal candidate will bring at least four years of progressive maintenance and safety experience, advanced technical skills, and certifications such as EPA Core, Type I Appliances, Type II HVAC, and Certified Pool Operator. You must possess strong manual capabilities to perform physical tasks independently and lead your team effectively. A high school diploma is a plus, and candidates should be prepared to provide their own industry-specific hand tools.

Job Duties

  • Complete maintenance employee schedules and communicate assignments to staff
  • participate in site staffing needs with the Community Manager
  • assess training needs of employees and coordinate appropriate training
  • conduct safety and skill training for maintenance employees
  • perform daily property and grounds inspections for maintenance and liability hazards
  • ensure repairs and replacements are assigned and completed within company standards
  • assist with monitoring resident satisfaction and follow up
  • comply with OSHA and all safety requirements
  • inspect, maintain, install, repair, replace, and clean equipment
  • assist in implementing preventive maintenance programs
  • ensure team understanding and compliance with company policies
  • maintain security of property-issued tools
  • share on-call responsibilities including inclement weather response
  • respond to resident requests as per company standards
  • perform other duties as assigned
