This Permanent role is for the position of Senior Project Manager based within their Special Projects Group in San Diego. This group specializes in fast-paced commercial Tenant Improvement and renovation projects that typically have a project value up to $10 million and aggressive schedules averaging around 16 weeks. The role provides a unique and exciting opportunity for an experienced commercial construction professional who aspires to eventually lead the Special Projects Group for the San Diego market. The Senior Project Manager will be integral to managing projects from preconstruction through to closeout with an emphasis on maintaining schedules, budgets, and delivering high-quality projects on time and within financial goals.
In this position, you will lead critical functions such as subcontractor procurement, contract negotiation, management of RFIs and change orders, and ensure comprehensive project documentation is maintained. You will work closely with site superintendents to guarantee safe project delivery and develop strong relationships with owners, architects, consultants, and subcontractors. The role also involves conducting project meetings, mitigating risks proactively, managing client expectations, supporting business development, and mentoring other project team members. With leadership potential prioritized, your career progression will include responsibilities beyond individual project management towards growing the local Special Projects team, managing the project portfolio, enhancing client relationships, and driving market growth.

Job Requirements
- 10+ years of commercial construction experience
- Strong experience with commercial Tenant Improvement, renovation, or Special Projects
- Experience managing projects generally $10M or less
- Proven ability to manage fast-paced projects with aggressive schedules
- Strong understanding of project financials, budgeting, forecasting, buyout, and change management
- Experience managing projects from preconstruction through closeout
- Strong client relationship and communication skills
- Bachelor's degree in Construction or related field

- Experience working in occupied facilities or other active environments is highly desirable
- Strong leadership and organizational skills
- Ability to manage multiple priorities in a fast-moving environment
Job Duties
- Manage commercial Tenant Improvement and Special Projects from preconstruction through closeout
- Develop and maintain project schedules, budgets, forecasts, and financial controls
- Lead subcontractor procurement, buyout, contract negotiations, and performance
- Manage RFIs, submittals, change orders, and project documentation
- Partner closely with Superintendents to ensure projects are delivered safely, on schedule, and within budget
- Build and maintain strong relationships with owners, architects, consultants, and subcontractors
- Lead project meetings and effectively communicate project status and potential issues
- Identify project risks and develop solutions before they impact schedule or budget
- Manage client expectations and serve as a trusted point of contact throughout the project
- Support business development, preconstruction, and project pursuit efforts
- Assist with mentoring and developing other project team members
- Manage project turnover, punch list, and closeout
