The role of Affordable Community Manager at Fairfield involves taking the helm of property operations, financial management, and compliance within LIHTC (Low-Income Housing Tax Credit) and HUD (Housing and Urban Development) programs. This position is pivotal in ensuring that residents not only receive quality housing services but also enjoy a community they can truly call home. The Affordable Community Manager’s responsibilities span overseeing the property’s operational budget, enforcing regulatory adherence, and driving resident satisfaction through superior customer service and retention strategies. As a leader within the community, the manager recruits, coaches, and motivates a high-performing team, ensuring that company policies are meticulously followed and that the property’s financial goals are met or exceeded.

The manager coordinates with housing authorities to maintain compliance and manages inspections critical to sustaining program eligibility. Job Requirements

  • High school diploma or equivalent required
  • bachelor’s degree preferred
  • valid driver’s license is required
  • minimum of three years of property management experience required
  • minimum of three years LIHTC experience required
  • experience using Microsoft Outlook, Word, and Excel
  • prior experience preparing for REAC inspection as needed for HUD properties
  • experience in leadership position and managing staff preferred
  • experience using Yardi or other related property management accounting software
  • strong understanding of federal, state, and local fair housing laws and provisions
  • strong knowledge of IRS 8823 guide and HUD 4350.3 Manual
  • ability to read and understand regulatory agreements

Job Qualifications

  • High school diploma or equivalent
  • bachelor’s degree preferred
  • industry certification preferred
  • Housing Credit Certified Professional (HCCP) designation preferred
  • Certified Credit Compliance Professional (C3P) designation preferred
  • Certified Occupancy Specialist (COS) or Certified Professional of Occupancy (CPO) designation preferred if HUD property
  • minimum of three years of property management experience
  • minimum of three years LIHTC experience
  • experience using Microsoft Outlook, Word, and Excel
  • prior experience preparing for REAC inspection for HUD properties
  • experience in leadership and staff management preferred
  • experience using Yardi or other property management accounting software
  • experience in writing and maintaining budgets
  • strong understanding of federal, state, and local fair housing laws
  • knowledge of IRS 8823 guide and HUD 4350.3 Manual
  • ability to read and understand regulatory agreements
  • proven track record of maintaining occupancy and net operating incomes in multifamily property management
