The Maintenance Technician II also manages repairs for vacant properties undergoing market transitions or turnover processes, ensuring these homes are in optimal condition for new residents. The position requires adherence to all safety guidelines, proper use and maintenance of company-issued tools, materials, and vehicles, and an ability to mobilize efficiently to complete assigned tasks. Maintaining a schedule that allows completion of daily appointments with proper preparation and time management is critical.

Job Requirements
- High school diploma or equivalent
- Proven experience in residential repairs and maintenance or related field
- OSHA 10 certification or ability to obtain within 90 days
- Current driver's license and automobile insurance
- Ability to work regular shifts including weekends and holidays
- Ability to lift and move 50 pounds or more
- Ability to use hand and power tools
- Physical capability for climbing, stooping, kneeling, crawling, lifting, pushing, and pulling
Job Qualifications
- High school diploma or equivalent
- 2-5+ years of experience in residential repairs and maintenance or related building maintenance roles
- OSHA 10 certification required or must obtain within 90 days
- EPA Certification (Type I, Type II, and/or EPA Universal) is a plus
- HVAC Certification is a plus
- CPO certification (pool) is a plus
- Excellent customer service skills and strong verbal and written communication
- Comfortable using mobile devices like iPad or iPhone and mobile applications
- Understanding of residential construction and mechanical systems including plumbing, electrical, carpentry, sheetrock, exterior structural, HVAC (minor), and appliances
- Must have a current driver’s license and automobile insurance
- Ability to work regularly including occasional weekends and holidays
- Ability to provide basic hand and power tools
- Ability to perform physical work including lifting 50 pounds or more and frequent climbing, reaching, stooping, kneeling, crawling, pushing, pulling, talking, and hearing
Job Duties
- Completing maintenance service requests across multiple trades
- Providing excellent customer service and promoting a quality living experience for all residents
- Performing required work with respect for the resident's home
- Completing regular ProCare visits in residents' homes to perform proactive maintenance and repairs
- Educating residents on maintenance topics and home systems
- Completing general property condition assessments and reporting urgent issues
- Performing repairs in vacant properties during the turn process
- Properly using and caring for company tools, materials, and vehicles
- Reviewing next day’s appointments to prepare equipment and materials
- Adhering to all safety guidelines
- Performing other duties as assigned
