Situated in Gainesville, FL, the company offers a full-time, non-exempt Resident Services Manager position at the Crossings community, providing competitive compensation ranging from $21 to $24.50 per hour, and requires 10-15% travel for job duties. This role reports directly to the Community Manager and plays a crucial leadership part within the community.
The Resident Services Manager at Caliber Living serves as a pivotal figure responsible for leasing apartments, retaining residents, marketing the property, and managing administrative and financial functions related to the property. This role collaborates closely with the Director of Hospitality to design and implement customer service initiatives aimed at exceeding service expectations and cultivating resident satisfaction. The position also involves filling in for the Community Manager when absent, positioning the Resident Services Manager as a key on-site leader and role model for peers and staff.
The job demands a proactive approach to all facets of property management, including leasing operations such as generating traffic, responding to inquiries, conducting tours, qualifying prospects, and successfully closing lease agreements. Daily operational responsibilities include inspecting the entire property to ensure cleanliness, processing rental applications, maintaining lease files, and recording traffic data to support marketing efforts. The Resident Services Manager must also handle resident move-outs, evictions, and communicate effectively both verbally and in writing. They are tasked with promoting resident satisfaction by addressing complaints and service requests promptly and efficiently.
Financial responsibilities include reviewing monthly reports, calculating rent and fees, and contributing to property performance analysis and improvement recommendations. The role also involves managing owner relations and assisting with training leasing staff to ensure smooth departmental operations. Essential competencies for this role include a strong service orientation, integrity, teamwork, respect, financial responsibility, and enthusiasm for the job that fosters a positive workplace environment.
This position requires a high school diploma with preference given to candidates with college education, and a minimum of four years’ experience in property management or related fields. Must possess knowledge of landlord-tenant laws, Fair Housing and ADA regulations, and OSHA and EPA requirements pertinent to property management. Proficiency in computer skills with software such as MS Word, MS Excel, Google Suite, and Entrata is essential, along with a valid driver’s license and reliable transportation. Preferred credentials include CPM and ARM designations with the ability to pursue additional industry certifications. The work environment is primarily office-based with occasional exposure to varied physical conditions when inspecting units and managing community facilities.

Job Duties
- Lease apartments by generating traffic, responding to inquiries, greeting and touring prospective residents
- Qualify prospects and close lease agreements by obtaining applications and deposits
- Conduct daily visual inspections of the entire property for cleanliness and maintenance
- Process rental applications, prepare lease documents, and maintain accurate lease files
- Handle resident move-outs, evictions, and related legal procedures
- Promote resident satisfaction by responding to complaints, questions, and service requests promptly
- Review financial reports, calculate rent and fees, and assist with property management analysis
- Train and develop leasing staff, act as liaison between departments and Property Manager
- Assist in owner relations including property tours, updates, and responding to requests
- Implement and maintain hospitality initiatives and perform additional duties as assigned
