The hiring establishment seeking a Resident Services Manager is a professional property management company operating in the residential apartment sector. Operating as a full-time, non-exempt position, this role is integral to directly supporting the Community Manager and acting as the frontline representative between residents, property vendors, and the management team. The Resident Services Manager position offers a dynamic work environment that blends administrative responsibilities, customer service excellence, marketing, and community engagement, contributing to the overall success and reputation of the apartment community.

In this Resident Services Manager role, the successful candidate will be responsible for providing exceptional customer service focused on tenant satisfaction, retention, and the creation of a positive community atmosphere. This includes acting as a liaison between residents, guarantors, and property vendors, answering phones professionally, and ensuring all resident concerns are addressed promptly. The role requires an individual capable of maintaining a clean, safe, and well-maintained community and nurturing positive relations among residents. Responsibilities extend to leasing activities guided by Cardinal leasing procedures, where the Manager warmly greets prospective tenants, qualifies leads, presents property features and benefits professionally, and closes leasing agreements. The Resident Services Manager will also oversee lease renewals campaigns, ensuring that all renewals are communicated and processed in a timely manner.

Beyond leasing, the position demands active involvement in planning and executing resident events that enhance community spirit and customer satisfaction. Maintaining accurate client records and managing daily reports related to vacancies, leasing activity, and resident notices are crucial functions supporting management decisions. The role also requires upkeep of the community’s physical appearance, maintaining curb appeal, and supporting a concierge-like program to assist residents with day-to-day needs.

Ideal candidates bring 1-2 years of customer service or related experience, preferably within property management or a community-focused setting, coupled with strong communication skills and a professional attitude. This position often requires availability during evenings and weekends to meet the needs of the community adequately. Physical demands include regular walking, standing, and the ability to work in various weather conditions. Job Duties

  • Demonstrate a positive, professional, and client-oriented attitude with team members, residents, clients and the public
  • answer incoming phone calls professionally and handle accordingly
  • serve as liaison for Community Manager with residents, guarantors, and property vendors
  • ensure tenants are provided a clean, safe, and well-maintained community
  • work with residents to ensure positive tenant and community relations
  • utilize Cardinal leasing expectations and procedures to greet prospective clients, qualify, determine needs and preferences, present the property and apartment homes, utilize feature/benefit selling, close the sale and follow-up
  • complete all lease applications and participate in verification
  • oversee execution of all renewal campaigns and ensure renewal progress reports are updated
  • assist the Leasing and Marketing Team Lead in planning and executing all resident events
  • maintain accurate client records and update daily reports concerning notices to vacate, vacancy, and activity
  • maintain and perform upkeep of the tour route to ensure curb appeal
  • assist residents with day-to-day tasks as part of the community's concierge program
  • participate in Cardinal U training as required
