The Regional Service Manager role at Morgan Properties is a key leadership position focused on overseeing maintenance operations across a defined region in Pennsylvania, which includes Southeastern and Central-Eastern parts of the state, covering areas such as Greater Lansdale, Reading, and Quakertown. Job Requirements
- 5+ years of experience in multi-site or regional maintenance leadership
- Strong technical knowledge in HVAC, plumbing, electrical, and building systems
- Ability to mentor and develop maintenance teams
- Valid HVAC certification and or boiler license preferred
- Willingness to travel frequently within the Pennsylvania region
- Ability to respond to urgent and high-priority maintenance issues
- Effective communication and interpersonal skills
Job Qualifications
- Proven leadership experience with a focus on team development, coaching, and performance improvement
- Strong technical expertise across HVAC, plumbing, electrical, and building systems
- HVAC certification and or boiler license a plus
- Experience working collaboratively with operations leadership and cross-functional teams

Job Duties
- Lead and support maintenance operations across a multi-site region, ensuring consistent execution and high-quality standards
- Mentor and develop maintenance teams, including Service Managers and technicians, to strengthen performance and engagement
- Implement and reinforce standardized maintenance procedures, processes, and safety practices
- Partner with Regional Property Managers and community leaders to optimize operations and troubleshoot challenges
- Oversee vendor relationships, contracts, and service quality to drive efficiency and cost effectiveness
- Monitor performance trends, identify opportunities for improvement, and implement operational enhancements
- Ensure compliance with company standards, safety regulations, and applicable codes
