The role of Regional Leasing Specialist at The Collier Companies is a dynamic, on-site position based out of the Florida Home Office in Gainesville. This role is essential for driving leasing activity across multiple communities, taking responsibility for the entire sales process—from lead generation to lease signing—with the goal of meeting weekly and monthly targets for assigned properties. A successful Regional Leasing Specialist is not only adept at achieving leasing goals but also serves as a mentor and leader for onsite teams, motivating and guiding team members to maximize marketing and leasing efforts effectively.

The Regional Leasing Specialist plays a critical role in adapting to market changes and company goals by implementing strategic leasing practices. Key responsibilities include performing face-to-face leasing activities such as greeting prospects, conducting property tours, processing applications, and preparing leases and move-in packages. The role requires maintaining up-to-date knowledge of market conditions and competitor activities to make informed recommendations to management regarding marketing opportunities.

Marketing duties involve executing strategies like resident referral programs, employer outreach, online marketing on various platforms, and organizing community-specific marketing events to boost occupancy rates. Supporting lease renewal efforts, ensuring community amenities and model units are well-maintained, and providing excellent customer service to residents are also part of the daily activities.

Candidates must be prepared to work a flexible schedule that aligns with community hours and requirements, including weekends and holidays as necessary. There is a significant travel component involved, with the possibility of traveling up to 75% or more, reflecting the regional nature of the position. Job Duties

  • Perform all sales and leasing activities in person to achieve revenue and occupancy goals by greeting and qualifying prospects, conducting property tours, processing applications, preparing leases and move-in packages, and ensuring smooth lease signing
  • Stay informed about current market and competitor conditions and recommend marketing opportunities
  • Follow established policies related to concessions and specials to boost occupancy
  • Accomplish assigned weekly, monthly, and annual leasing goals
  • Execute marketing activities including resident referral and employer outreach programs using internet marketing tools
  • Support community’s lease renewal program by preparing letters and packages, contacting residents, and ensuring timely lease renewals
  • Ensure marketing paths, amenities, and model/show units meet company standards for viewing
  • Respond promptly to resident concerns and convey requests as appropriate
  • Support onsite teams through company resources to maintain leasing velocity and compliance
  • Adjust responsibilities as community needs and market conditions change
