We are currently seeking a dedicated Property Management Coordinator to join our dynamic team. This full-time position plays a crucial role in managing and maintaining rental properties, coordinating tenant move-ins and move-outs, and ensuring all maintenance needs are met promptly and effectively. The Property Management Coordinator will act as the primary liaison between property owners, tenants, vendors, and internal teams, ensuring that communication flows seamlessly and that all parties receive the highest level of service. This role requires a hands-on approach to property upkeep, including coordinating routine and emergency repairs, handling vendor relationships, and managing lease-related documentation such as collection and eviction notices.
In this role, you will be responsible for overseeing the day-to-day operations of the properties available for leasing. This includes scheduling and managing tenant transitions, arranging necessary maintenance work with plumbers, electricians, painters, HVAC contractors, carpet cleaners, and locksmiths, and responding to emergency maintenance requests after hours. You will also be responsible for sending out collection and eviction notices as necessary and working closely with management and external consultants, including legal professionals, to address any issues that arise.

Job Duties
- Manage properties available for leasing by arranging for tenants to move in and out of units
- Provide routine maintenance and necessary repairs by coordinating with plumbers, electricians, painters, heating/cooling contractors, carpet cleaners, and locksmiths
- Handle emergency maintenance calls after hours
- Send out collection and eviction notices
- Work closely with management and external consultants such as attorneys
- Provide customer service to owners and tenants
- Monitor the addition of new units for the property management program
- Manage and prioritize work orders and dispatch vendors
- Handle all vendor communication and coordinate maintenance requests and repairs
- Obtain and follow up on estimates with vendors
- Ensure properties are re-keyed prior to new tenant move-in
- Ensure keys are properly distributed among maintenance, leasing, and master key boxes
- Follow up to ensure maintenance requests and work orders are handled efficiently with proper resolution
- Inspect repairs and upgrades to ensure compliance with company standards
- Assist management with vendor bill approval
- Communicate promptly with tenants and property owners regarding maintenance requests, repairs, costs, and approvals
- Perform any additional responsibilities as assigned
