The Porter/Maintenance role at Seabreeze Management Company is integral to maintaining the safety, cleanliness, and overall well-being of community facilities. This full-time position involves a variety of responsibilities including routine custodial duties, event setup and takedown, rubbish removal, and maintaining park areas. The Porter/Maintenance works closely with the Maintenance Manager to perform routine, preventative maintenance, basic repairs, inspections, and to report on maintenance needs for community properties. This role ensures that key community facilities such as clubhouses, pool venues, and common areas remain in excellent condition for the enjoyment and safety of residents and guests. Candidates in this position will need to be highly organized, detail-oriented, and capable of independently managing time and tasks.

The role also requires physical stamina as it includes heavy lifting, frequent bending, standing, walking, and working in various weather conditions. Effective communication skills are essential for engaging with residents, vendors, and management staff while assisting with compliance enforcement and vendor scheduling. Job Requirements

  • High school diploma or equivalent
  • Previous experience in maintenance or custodial work preferred
  • Ability to lift, carry, and move heavy objects
  • Strong attention to detail
  • Ability to work independently
  • Excellent time management skills
  • Ability to communicate effectively with residents, vendors, and management
  • Must be able to work outdoors and in various weather conditions
  • Valid driver’s license

Job Qualifications

  • High school diploma or equivalent
  • Previous experience in maintenance, custodial work, or a related field preferred
  • Basic knowledge of general maintenance, cleaning procedures, and repair work
  • Ability to communicate effectively with residents, vendors, and management
  • Strong attention to detail and ability to work independently
  • Excellent time management and organizational skills
  • Good written and verbal communication skills

Job Duties

  • Assist Maintenance Manager with scheduled routines: daily, weekly, monthly, quarterly, and yearly inspections of the Clubhouse
  • Assist in performing preventative maintenance in accordance with the developed maintenance schedule
  • Basic repairs and maintenance
  • Maintenance of the Pool Venue, parks, and common areas
  • Set up and take down tables and chairs for events
  • Perform custodial/janitorial duties in the Clubhouse, Pool Venue, and Gatehouse
  • Report to the Maintenance Manager on maintenance needed for the buildings, common areas, and other physical assets on the property
