The Porter role at Kairoi Residential is critical for maintaining the aesthetic appeal and cleanliness of community grounds – an important aspect of resident satisfaction and retention. Porters act as the champions of community appearance, ensuring all outdoor and shared areas such as tour pathways, breezeways, stairwells, parking lots, amenity spaces, and dumpster locations are kept clean, welcoming, and free from debris. The role encompasses a wide range of duties including assisting with the make-ready process of apartment homes by removing trash, painting, and cleaning. Porters support routine community inspections and help complete various maintenance tasks such as groundskeeping, landscaping, exterior painting and repairs, irrigation duties, and pool upkeep, all under the direction of the Service Manager.

Job Requirements
- At least one year of experience doing similar or equivalent duties
- A high school education or equivalent
- Must have excellent customer service and time management skills
- Willingness and desire to learn new skills
- Valid driver’s license with no major infractions in the last 12 months
- Successful completion of background check and drug screening

Job Duties
- Ensure all community grounds, tour pathways, breezeways, stairwells, parking lots, amenity areas, and dumpster areas are clean and free of debris
- Assist with make-ready process of apartment homes by removing trash, painting, cleaning
- Assist in routine community inspections
- Complete groundskeeping, landscaping, exterior painting and repairs
- Perform irrigation tasks and pool upkeep as directed
- Support the Service Manager in maintenance tasks
- Maintain a positive and professional demeanor when interacting with residents
