The Porter role at Cameron Ridge, a property managed by Asset Living, plays a critical part in maintaining the community’s high standards and ensuring a safe, clean, and welcoming environment for residents. This full-time position involves supporting the maintenance team by performing preventive, routine, corrective, and cosmetic maintenance tasks under the direction of the Maintenance Supervisor and Community Manager. The role is vital in sustaining the curb appeal and overall quality of the property, making sure all common areas, buildings, grounds, and breezeways are well cared for and promptly serviced when needed.

The Porter is expected to attend the community regularly, managing daily maintenance duties like cleaning, trash removal, and responding efficiently to resident and management requests. The position requires a hands-on approach to inspecting the premises to identify and address any potential hazards or repair needs proactively. The Porter also contributes to preventive maintenance programs designed to extend the life of community assets while minimizing costly future repairs. Maintaining a safe and organized workspace in adherence to OSHA standards and Asset Living policies is a critical component of the job.

This role requires physical stamina and a readiness to engage in various tasks such as lifting heavy objects, working with power tools, and navigating both indoor and outdoor environments. The Porter must be prepared to respond to emergency calls and work during nights, weekends, or overtime as necessary, reinforcing the importance of flexibility and dedication. Compensation for the Porter position ranges from $17 to $18 per hour, reflective of the candidate’s skills, experience, and qualifications.

Job Requirements

Job Duties

  • assist in carrying out maintenance processes of the property including corrective preventive routine and cosmetic maintenance
  • responsible for cleaning trash removal and general maintenance of grounds buildings breezeways and all interior and exterior community common areas
  • respond to resident and management requests and work orders in a timely manner
  • ensure all repairs and replacements necessary for grounds buildings breezeways and community common areas are completed promptly
  • inspect grounds buildings and other community features daily to identify minimize and correct hazardous property conditions or liability concerns
  • assist in maintaining a preventative maintenance program
  • maintain well-organized and adequately stocked maintenance shop while adhering to safety standards and OSHA guidelines
  • participate in unit inspections as requested
  • report any observed violations of community rules and regulations
  • utilize property resources equipment and supplies economically
  • perform additional tasks and responsibilities requested by maintenance supervisor and community manager
  • participate in on-call emergency duties at community
  • manage excellent customer service and monitor service request turnaround and responsiveness
  • project a favorable image of the community to achieve property objectives and public recognition
  • enforce policies delegated by immediate supervisor
