The available position is focused on maintaining the physical appearance and operational standards of a stabilized, mid-rise residential community comprising 285 units. This role plays a vital part in ensuring that the property’s grounds, amenities, and overall curb appeal meet or exceed established standards, contributing to an excellent living environment for residents. The schedule for the position is Saturday through Wednesday. It is an entry-level role suitable for candidates with no prior experience, offering an hourly wage range from $19.17 to $21.00 depending on factors such as experience, skills, and geographic location (specifically for Walnut Creek). This position also qualifies for a 20% housing discount and is eligible for incentive-based bonuses that may be awarded weekly, monthly, or quarterly depending on performance.
The job responsibilities include daily inspections to keep the community neat and clean, removal of trash and debris, supporting the service team by completing minor maintenance or service requests, changing locks according to property policies, ensuring safety measures around pool areas, and distributing communications to residents. The position requires a high level of customer service skills to interact courteously and professionally with residents, promptly respond to complaints, and maintain adherence to safety and risk management standards such as OSHA compliance. A valid driver’s license is required to operate a golf cart on the property. Physical demands include the ability to stand and walk for extended periods, perform duties requiring bending, climbing, lifting up to 25 pounds independently, and working under varying weather conditions. The role may require occasional travel to support other properties or attend training.

Job Requirements
- High school diploma or equivalent
- No prior experience required
- Valid driver’s license
- Ability to stand, walk, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas
- Ability to work outside in all weather conditions
- Ability to lift, push, pull, or carry weights up to 25 pounds independently and 50 pounds with assistance
- Willingness to work a flexible schedule including call duties during evenings, weekends, and holidays
- Ability to travel occasionally to other properties or training sessions

Job Duties
- Inspect the community throughout the day to remove litter, debris, and pet droppings and ensure all common areas and amenities are neat and free of litter at all times
- Remove trash and remaining items from vacant apartments prior to starting the make-ready process
- Complete assigned minor and routine service requests as requested by Service Supervisor or Community Manager
- Assist the make-ready specialist in the turnover process
- Change all locks in accordance with property policies and ensure gates to pool areas are working according to codes and safety standards
- Distribute notices and communications to residents as necessary
- Inform appropriate supervisors of any observed hazards or potentially dangerous situations
- Demonstrate customer service skills by treating residents with respect and responding sensitively to complaints
- Comply with safety and risk-management policies by attending safety meetings and completing required training
