The Porter at HSNY operates under the direct supervision of the Director of Buildings and the Director of Operations, with primary responsibility for the maintenance and care of the grounds, parking areas, and common facilities of residential properties. This position is integral to upholding the cleanliness, safety, and aesthetic appeal of all communal spaces, thereby enhancing the living experience for residents. The Porter’s duties encompass a broad range of cleaning and upkeep tasks, including sweeping, mopping, vacuuming, dusting, emptying trash, and monitoring safety hazards such as wet floors. In collaboration with maintenance and operations leadership, the Porter also assists with general property repairs and upkeep activities.
Beyond the technical responsibilities, the Porter fosters a spirit of teamwork and open communication with other team members and residents, ensuring that maintenance-related concerns are identified and quickly addressed. The role requires physical stamina, attention to detail, and a proactive approach to maintaining safety and cleanliness. Job Requirements
- Minimum high school education or equivalent
- Three to five years of porter experience
- Experience in full-time housekeeping, custodial, or gardening/grounds keeping position
- Effective communication and problem-solving skills
- Physical ability to perform heavy lifting, bending, kneeling, stooping, climbing, balancing, and carrying
- Adherence to work-safety and risk management programs
- Professional and reliable
- Ability to maintain a flexible schedule including some weekends and holidays if needed
- OSHA certification
Job Qualifications
- Minimum high school education or equivalent
- Three to five years of porter experience
- Experience in a housekeeping, custodial, or gardening/grounds keeping position
- Effective communication and problem-solving skills
- Ability to work well with other personnel as well as comprehend and troubleshoot residents’ maintenance-related issues
- Professional and reliable
- Ability to maintain a flexible schedule including some weekends and holidays if needed
- OSHA certification
- Ability to physically lift up to 100 lbs
- Customer service skills
- Oral and written communication abilities
- Adaptability to work site changes and staff needs
Job Duties
- Daily cleaning of all common areas including community room, fitness area, elevators, elevator lobbies, laundry centers, hallways and model unit as designated by the Property Manager
- Sweep all assigned areas, stairways, halls, laundry centers, building entrances and common areas
- Wet mop and vacuum all public areas stairways, hallways, laundry centers, building entrances and common areas
- Always post safety/caution warnings such as ‘Slippery When Wet’
- Empty garbage containers in all common areas
- Dust all furniture and fixtures in the common areas
- Report all notable concerns such as vandalism, missing light bulbs or fixtures, missing smoke detectors or extinguishers in the common areas to the Maintenance Supervisor
- Keep the property, trash receptacle areas, hallways, common areas, garages and/or parking lots, in a neat and orderly manner preventing trash or debris from accumulating—monitoring at the beginning of the morning shift and continually throughout the day for trash and debris
- Vacuum and/or blow clear hallways, parking areas and/or breezeways two or three times a week as needed depending on the property
- Assist or perform all work associated with the maintenance of the building at the direction of the Superintendent/Director of Operations
