The Porter role at BH is a full-time, entry-level position based onsite within the Property Management industry. Reporting directly to the Community Manager, this role carries the significant responsibility of maintaining the condition and cleanliness of exterior grounds and common areas, as well as interior shared spaces within the property. BH values not just the task completion but the manner in which tasks are executed, emphasizing professionalism, courtesy, and a strong service orientation towards both internal and external customers.
The primary mission of the Porter is to uphold the appearance and functionality of the property's communal spaces—including landscaping, parking lots, sidewalks, buildings, gutters, trash chutes, and trash compactors. The role may also involve assisting with trash removal following resident move-outs, maintaining pool areas, and ensuring orderly and clean workspaces and maintenance shops. Additionally, the Porter may be responsible for posting community notices such as vacate alerts. This position requires a hands-on approach and offers the opportunity to contribute directly to the community's quality of life and overall resident satisfaction.
The role demands physical stamina and the ability to handle a variety of manual tasks, including lifting items up to 50 pounds and performing continuous movements such as standing, walking, bending, stooping, crawling, and climbing stairs. Proficiency in the use of basic maintenance tools and cleaning equipment is essential, alongside basic knowledge of building maintenance and repair, which is considered advantageous. Moreover, the role requires basic computer skills necessary to perform job functions effectively. The ability to represent BH professionally and uphold its values is crucial.
Work hours typically run Monday through Friday, with possible variation in schedules. Some overtime may be required, including participation in an "on-call" rotation to meet business needs. Job Requirements
- Lifting up to 50 pounds
- Full range of motion with upper and lower body including standing, walking, bending, stooping, crawling, and climbing stairs
- Ability to work with both hands for frequent grasping and manipulation
- Ability to push or pull items and reach overhead
- Operation of a motor vehicle onsite if applicable
- Exposure to all weather conditions
Job Qualifications
- Previous knowledge of grounds maintenance, landscaping, and/or general maintenance or janitorial experience is a plus
- Working knowledge of basic interior and exterior maintenance, hand tools, and cleaning equipment
- Basic knowledge of building maintenance and repair is a plus
- Basic computer skills and knowledge required to perform job functions
Job Duties
- Maintain the condition of exterior grounds and common areas including interior common areas
- Assist with trash outs after move-outs when applicable
- Maintain trash chutes, trash compactors, landscaping, parking lots, sidewalks, driveways, buildings, and gutters
- Organize and clean work areas and maintenance shops
- Assist with cleaning and maintaining the pool and surrounding area
- Post notices to vacate and other community communications when applicable
- Perform other duties as assigned
