The managed portfolio includes full tax credit and affordable housing, as well as commercial spaces that are part of mixed-use buildings. This job opportunity is for the role of a Porter who will be responsible for maintaining mixed-use residential and commercial buildings located in Lower Manhattan, New York. The Porter position is full-time, involving 40 hours per week, with additional on-call responsibilities during off-hours for emergency tasks when required. A critical part of this role is ensuring that all public areas and common spaces in the buildings are kept clean, safe, and in excellent condition. Responsibilities include sweeping and mopping floors, managing garbage and recycling according to New York City sanitation guidelines, and maintaining the cleanliness and order of basements, airshafts, roofs, and yards. The Porter will also be involved in light maintenance tasks such as replacing bulbs, reporting defects in infrastructure, and supervising outside contractors and utility companies who have been contracted or approved to work on-site.

Physical endurance and work flexibility are essential aspects of this role. The Porter must be able to walk between floors and buildings, often in varying outdoor weather conditions, lift and move heavy equipment and furniture, and perform tasks that require sitting, standing, bending, and squatting for prolonged periods. Additionally, a significant safety aspect includes snow removal from sidewalks during winter weather and the monitoring and reporting of any illegal activities or hazards witnessed around the building to ensure tenant safety.

The role also requires excellent communication and interpersonal skills, as the Porter serves as a point of contact for tenants, ensuring that relationships are maintained positively. All work must be responsibly documented, with weekly time logs of completed duties submitted to the building manager. Attention to detail, reliability, and adherence to safety protocols are paramount for success.
