The Porter role is a full-time, hourly position that plays a crucial part in maintaining the cleanliness, safety, and overall appeal of the property and apartments prior to new resident move-ins. Porters support the property management team by ensuring that all common areas, including clubhouses, offices, models, and outdoor spaces, are tidy, sanitary, and presentable. This position requires a diligent individual who can manage multiple priorities effectively while providing exceptional customer service. Responsibilities include trash removal, landscaping maintenance, preparation of apartments for turnovers, and communication with property managers regarding maintenance needs or curb appeal issues. The role demands physical stamina as it involves standing, walking, lifting up to 50 pounds, and working in various weather conditions. Job Duties
- Consistently demonstrate exemplary principles of customer service and teamwork
- maintain a safe, tidy and sanitary clubhouse, office, model, and all other common areas
- ensure that the property is free of trash, debris and animal waste
- ensure the cleanliness of the dumpster areas and necessary preparation for trash pick-up
- ensure that the grass and landscaping are well maintained, including the watering of flowers
- ensure the best possible appearance of each apartment prior to new resident move-in
- advise supervisor of items needing additional attention in the apartment, such as ripped carpet, torn linoleum, window or door repair
- provide assistance with apartment turnovers as directed
- communicate with the Property Manager or Service Manager regarding any problems with maintenance or curb appeal that requires further attention
- respond appropriately to emergencies, according to policies and procedures
- participate in and attend all required in-service training sessions
- ensure understanding and compliance with all policies and procedures
- contribute to resident satisfaction by ensuring that customer’s expectations are met or exceeded
- participate in Cardinal U training as required
