Job Description
We are a well-established Real Estate Property Management and Affordable Housing Developer with over 40 years of experience supporting the New York region. The Porter position plays a crucial role within our facility management team, ensuring the cleanliness and safety of the residential complexes we oversee. Reporting directly to the superintendent or handyman as needed, the Porter is responsible for maintaining a healthy and pleasant environment for both residents and employees. This role is hands-on and physically engaging, requiring a proactive attitude toward daily maintenance and cleaning duties. The ideal candidate is highly motivated, detail-oriented, and capable of performing a variety of tasks aimed at enhancing the quality of life for all building occupants.
Specifically, the Porter’s responsibilities range from routine cleaning to more complex maintenance tasks. These include sweeping, mopping, and deep cleaning stairwells and lobbies; maintaining the appearance and hygiene of walls, doors, and stainless-steel surfaces; thoroughly cleaning elevators; and ensuring that all exterior areas adjacent to assigned buildings are free of litter and debris. The Porter will also be charged with removing building trash daily, managing computer chutes and compactor rooms, and cleaning garbage containers immediately after trash collection. The role demands flexibility, as the Porter must set out and store floor runners as necessary and perform snow removal tasks when conditions require it, including spreading rock salt to prevent slip hazards.
In addition to cleaning and maintenance, the Porter plays an important part in the building’s environmental efforts by administering the recycling program in accordance with New York City Recycling Program guidelines. Safety is an overarching priority, so the Porter is expected to promptly report any property deficiencies or hazardous conditions encountered during their routines that may pose risks to tenants or staff. Due to the physical nature of the job, candidates must be comfortable with frequent standing, walking, bending, reaching, and lifting up to 50 pounds.
The position is characterized by mobility and requires availability to work various shifts, including evenings and weekends. Job Requirements
- high school diploma or equivalent
- physical ability to perform tasks including lifting 50 pounds
- ability to stand walk bend reach push and pull for extended periods
- availability to work flexible shifts including evenings and weekends
- basic understanding of safety procedures and hazard reporting
- reliable transportation or means to commute to assigned properties

- previous cleaning or maintenance experience preferred but not required
Job Duties
- promptly report any property deficiencies or hazardous conditions
- maintain cleanliness of exterior areas adjacent to assigned buildings including removal of litter and debris
- sweep and spot mop stairwells to ensure safe and clean passageways
- wash stairwell floors and walls as part of routine deep cleaning
- sweep and mop lobby floors to maintain a presentable environment
- clean all stainless-steel surfaces ensuring they are free of smudges and fingerprints
- clean all glass surfaces in entrances stairwells and elevator landings
- dust vertical surfaces removing smudges fingerprints and marks
- dust all light fixtures door frames and doors
- clean and sanitize walls throughout common areas
- perform comprehensive cleaning of elevators including interior walls floors doors and tracks
- remove all building trash daily and clean computer chutes and compactor rooms
- clean garbage containers immediately after trash is removed
- set out floor runners as required clean and store them when not in use
- perform snow removal including application of rock salt to prevent slipping hazards
- administer building's recycling program in accordance with NYC guidelines
