The position of Porter at Asset Living is an integral role responsible for supporting the maintenance operations at the property level. The Porter assists in executing corrective, preventative, routine, and cosmetic maintenance tasks, all aligned with the property's operational goals. This role is supervised by the Maintenance Supervisor and Community Manager, ensuring that maintenance activities meet the highest standards of quality and safety. The Porter contributes significantly to maintaining the community's aesthetic appeal and operational integrity by performing duties such as cleaning, trash removal, groundskeeping, and making ready units, which involves preparing them for new tenants.
Essentially, the Porter acts as a frontline representative of Asset Living’s commitment to excellent property upkeep and resident satisfaction. This role requires a proactive approach to identifying, minimizing, and correcting any hazards or maintenance issues on the property. The Porter also plays a key role in the preventive maintenance program designed to extend the life of community assets while reducing future repair costs. Responsibilities include managing well-organized maintenance supplies, adhering to safety standards and OSHA guidelines, assisting in hazard communication programs, and participating in unit inspections.
Additionally, the Porter is expected to provide excellent customer service by promptly responding to resident requests and maintaining a positive image for the community. The role demands consistency in enforcing community policies and collaborating closely with the Maintenance Supervisor and Community Manager to support the overall operational objectives. Physical demands of the job include moving across varied terrains, operating equipment, handling heavy lifting, and working in various environmental conditions, highlighting the physically active nature of this position.
Compensation for this full-time role starts at $15 per hour, reflecting individual skills, experience, and certifications. Job Requirements
- High school diploma or equivalent
- ability to understand and perform all on-site software functions
- basic computer skills required
- basic knowledge of Fair Housing Laws and OSHA requirements
- ability to perform physically demanding tasks including moving heavy objects over 100 lbs
- regular onsite attendance
- ability to work overtime, weekends, night hours, and participate in on-call emergency duties

Job Duties
- Community maintenance
- regular/daily onsite attendance
- responsible for cleaning, trash removal, and general maintenance of grounds, buildings, breezeways, and community common areas
- respond to resident/management requests and work orders timely
- ensure all necessary repairs and replacements are completed timely
- inspect grounds, buildings, and community features daily to identify hazards
- assist in maintaining preventative maintenance program
- understand and follow Asset key policy
- maintain adequately stocked and organized maintenance shop
- assist in hazard communications program and promote safe practices
