The role of Night Manager is a pivotal position within the company's operational framework, designed to oversee and manage after-hours activities at the residential communities. The Night Manager is responsible for leasing and pre-leasing apartments, assisting with resident relations during scheduled regular business hours, and supporting residents with various issues while on call. Importantly, the Night Manager handles critical after-hours responsibilities such as managing lockouts and noise complaints, which are vital to maintaining order and resident comfort at night. The position requires a structured work schedule, with 14 hours in the office during off-call weeks and 7 hours during on-call weeks, including precise timekeeping using Paycor. During on-call weeks, the Night Manager must perform security rounds of each building at least twice per night and produce detailed reports for the Property Manager by 9 am the following day. Weekly tasks include conducting comprehensive lighting inspections of the entire community every Sunday night and submitting findings promptly. The Night Manager is also charged with ensuring the presence and monitoring of courtesy officers as applicable.

Emergency responsiveness is a critical component of this role. The Night Manager must effectively manage fire alarms and coordinate promptly with emergency services such as fire and police departments. Clear and swift communication with the Property Manager is imperative in these situations to ensure the safety of residents and property. The role requires the Night Manager to be within 10 minutes of the property during on-call hours, demonstrating the necessity of proximity for rapid response.
