The Service Technician role at Greystar is pivotal in maintaining the physical integrity, safety, functionality, and aesthetic standards of the properties and communities managed by the company. This position involves performing a variety of technical and mechanical tasks focused on ensuring that the building infrastructure, grounds, amenities, and communal areas comply with Greystar's stringent standards for cleanliness, safety, and operational excellence. The role requires skillful diagnosis and repair of issues reported through resident service requests or detected during preventive maintenance. Service Technicians also support the 'make-ready' process to prepare vacant apartments for new occupants, coordinating maintenance, vendor scheduling, and completion inspections efficiently. The job demands active inventory management, ensuring materials and tools are tracked, used responsibly, and replenished as needed. Beyond mechanical and technical duties, Service Technicians contribute to the upkeep of community areas by managing waste, cleaning, pressure-washing, and painting tasks, all aligned with cost-control measures and Greystar’s safety policies.

This role is physically demanding; candidates must be capable of working in diverse environmental conditions, handling physical labor such as lifting weights up to 25 pounds independently and up to 50 pounds with assistance, as well as bending, climbing, and crawling in confined spaces. The schedule is flexible, requiring availability for evening, weekend, and holiday call duties. Certified Service Technicians must hold EPA certifications Type 1 and II or Universal for refrigerant recycling, with additional certifications as mandated by state and local jurisdictions. This role offers competitive hourly compensation ranging from $23 to $25, with eligibility for various performance bonus programs depending on the position's location. Job Requirements

  • High school diploma or equivalent
  • Prior mechanical or technical experience preferred
  • EPA certifications Type 1 and II or Universal for refrigerant recycling where applicable
  • Valid driver’s license if required
  • Ability to lift up to 25 pounds independently and 50 pounds with assistance
  • Ability to work indoors and outdoors in all weather conditions
  • Flexible availability to work evenings, weekends, and holidays

Job Qualifications

Job Duties

  • Completes assigned work orders generated from resident service requests and preventive maintenance by diagnosing and repairing issues
  • Completes the make-ready process for vacant apartments including inspections, maintenance, scheduling vendors, and quality checks
  • Follows procedures to access, track, and manage maintenance inventory and supplies
  • Completes documentation and paperwork timely and accurately to track service requests
  • Maintains grounds, common areas, and amenities through cleaning, pressure-washing, trash removal, and painting tasks
  • Supports cost-cutting by repairing parts instead of replacement and using materials efficiently
  • Complies with safety policies, attends safety meetings, and reports accidents and incidents
