The Maintenance Technician role at CMC is pivotal in maintaining the community's physical condition, safety, and aesthetic appeal. Reporting directly to the Property Manager and Maintenance Supervisor, the technician undertakes a broad spectrum of responsibilities, including routine maintenance, preventative upkeep, repairs, and inventory management across grounds, common areas, amenities, apartments, and buildings. The position demands proficiency with hand and power tools, and a deep understanding of safety protocols such as OSHA standards to ensure safe and cost-effective operations.
This full-time position requires the technician to perform operational management tasks like routine repairs, preventative maintenance including air conditioning filter changes and golf cart servicing, and the upkeep of waste management systems such as compactors and dumpsters. The technician is also responsible for pool and deck area maintenance, keeping accurate logs to uphold safety and cleanliness standards. Organizational skills are crucial for maintaining the maintenance shop and inventory to ensure a well-stocked and efficient workspace.
Development duties include preparing vacant units for new residents by repairing, cleaning, and ensuring all systems are operational, involving minor electrical and plumbing repairs and appliance installation or repair. Property inspections are conducted regularly to address maintenance issues promptly, including the upkeep of amenity areas like tennis courts, playgrounds, and fitness centers. Technicians also handle fixture installations and repairs, including mini blinds, ceiling fans, and rekeying locks.
Additional responsibilities cover the maintenance of the carwash area and security-related tasks such as changing door locks on vacant units. The role requires physical stamina to endure varying temperatures, perform heavy lifting, and walk or stand for prolonged periods. Candidates must demonstrate knowledge in appliances, electrical, and plumbing systems, preferably with EPA certification, and show competency through a technical quiz. A personal vehicle is needed for the role, with mileage reimbursed, and all candidates must pass a drug screening before employment.

Job Requirements
- Must complete pre-placement medical disposition
- Physical ability to withstand temperatures between 15- and 100-degrees Fahrenheit
- Ability to walk long distances, stand for extended periods, bend, lift, and carry up to 60 lbs
- Must possess general knowledge of appliances, plumbing, and electrical systems
- EPA certification highly recommended
- Proficient in the safe use of powered hand tools
- Knowledgeable in safety procedures including OSHA standards
- Must complete a maintenance technician quiz to demonstrate technical knowledge and competency
- Use of personal vehicle required
- Mileage will be reimbursed
- Candidates must pass a drug screening as part of hiring process
Job Qualifications
- High school diploma or equivalent
- Previous experience in maintenance or related field
- Knowledge of appliances, plumbing, and electrical systems
- Proficiency in the safe use of powered hand tools

Job Duties
- Perform routine maintenance and repairs for buildings, grounds, common areas, and amenities
- Establish and implement preventative maintenance programs
- Monitor and maintain compactors or dumpsters
- Oversee upkeep of pool and deck areas including maintaining logs
- Maintain cleanliness and organization of maintenance shop and inventory
- Assist in preparing vacant units for move-in including repairs and cleaning
- Perform minor electrical and plumbing repairs
- Install and repair appliances such as water heaters, stoves, refrigerators, microwaves, dishwashers, washers, dryers, and disposals
- Complete service requests within 24 hours and maintain service records
- Perform repairs during monthly grounds inspections
- Ensure cleanliness and functionality of amenity areas like tennis courts, playgrounds, and fitness centers
- Install and repair fixtures including mini blinds, ceiling fans, and rekey locks
- Maintain the carwash area including money removal and filter cleaning
- Change door locks on vacant units as part of turnover process
- Maintain positive communication with residents regarding maintenance issues
