This role is essential for ensuring that Greystar properties maintain exceptional standards of cleanliness, safety, and functionality. The position focuses on technical and mechanical responsibilities, managing the internal and external conditions of buildings, grounds, amenities, and common areas in a manner that aligns with the company's high standards. The role includes performing routine maintenance and repairs based on resident requests and proactive upkeep, diagnosing issues, and completing work orders in accordance with established procedures and regulatory safety codes. Additionally, this role oversees the “make-ready” process, which involves preparing vacant apartments for new tenants through inspections, coordinating necessary repairs, managing vendors, and ensuring all tasks are completed to a high standard. The role involves developing and maintaining standards for the appearance and safety of community environments, encompassing building exteriors, interiors, grounds, signage, common areas, leasing offices, and parking facilities. Another critical aspect involves reviewing the work of team members and contractors to ensure compliance with quality standards and regulations, while also managing inventory and ordering supplies responsibly within budgetary limits.

The role also entails planning and conducting monthly preventative maintenance in line with company policies, assisting in budget development for repairs and capital projects, and supporting cost-saving initiatives by emphasizing repair over replacement and efficient use of materials. Leading safety meetings and ensuring compliance with OSHA regulations and company safety policies is a core responsibility. This role demands a high level of customer service proficiency, including respectful and effective communication with residents and team members, managing work orders promptly, and resolving maintenance-related complaints with professionalism and urgency.

Candidates should expect to work under diverse weather conditions, perform physical duties such as lifting and climbing, and maintain flexibility to work on-call during evenings, weekends, and holidays. The role may require local travel for meetings and training to ensure continuous professional development and operational excellence. Compensation includes a base salary, and eligible candidates may qualify for bonus programs depending on their performance and company results.

Job Requirements

  • High school diploma or GED
  • related experience in property management maintenance or building maintenance
  • ability to use and maintain hand tools, power tools, and mechanical equipment safely
  • ability to apply logical thinking to troubleshoot and resolve maintenance issues

  • ability to read, write, and communicate effectively
  • computer proficiency in internet, word processing, spreadsheets, and databases
  • ability to perform basic math calculations
  • required EPA certifications for HVAC work

  • ability to stand, walk, sit for extended periods
  • ability to bend, stoop, climb ladders, reach, carry objects, and crawl in confined spaces
  • ability to work in all weather conditions
  • capacity to push, pull, lift, or carry up to 25 pounds alone or 50 pounds with assistance
  • ability to travel locally for business meetings and training
  • willingness to work flexible schedules including evenings, weekends, and holidays

Job Qualifications

  • High school diploma, GED, or related experience and training
  • experience in property management maintenance or related trade
  • proficiency in customer service and interpersonal communication skills
  • ability to apply principles of logical thinking to diagnose and correct problems
  • ability to read, write, and communicate effectively in a support capacity
  • proficiency in internet, word processing, spreadsheet, and database software
  • property management system experience preferred
  • mathematical skills to perform basic calculations
  • EPA certifications Type I and II or Universal required if working on HVAC systems
  • all certifications required by state and local jurisdictions
  • valid driver’s license if operating a golf cart on property

Job Duties

  • Assist and complete work orders generated from resident requests for service
  • oversee and complete the "make-ready" process for vacant apartment homes
  • develop standards for cleanliness and appearance of community grounds, amenities, and common areas
  • inspect work performed by service team members to assess policy effectiveness and develop corrective actions
  • inspect contractors' and vendors' work to ensure quality and compliance
  • maintain inventory of spare parts and supplies and manage orders with the Community Manager
  • complete monthly preventative maintenance procedures as per policy
  • assist in developing the budget for regular repairs and capital projects
  • support cost-cutting and expense control programs by repairing instead of replacing parts and using materials efficiently
  • conduct regular safety meetings and ensure compliance with OSHA and safety laws
  • demonstrate strong customer service skills by interacting respectfully with residents and team members and responding promptly to maintenance requests and complaints
