Job Requirements
- provide basic tool set
- possess and maintain timely and reliable transportation
- when on-call, be ready, available, fit for work and able to report to the property within 30 minutes of receiving a call
Job Qualifications
- minimum three years as a maintenance technician or other applicable experience
- prior supervisory experience preferred
- high school diploma or g.e.d.
- extensive knowledge in carpentry, plumbing, electrical, hvac, equipment repair, and painting
- epa section 608 technician certification type ii or universal certification or ability to obtain within 90 days
- ability to demonstrate proficiency in the use of hand and power tools
- ability to lead, direct and motivate others
- ability to work in a fast-paced environment with strong organizational and follow up skills
- strong verbal and written communication skills in english
- ability to read english at a level sufficient to understand policies, safety notices and documentation
- excellent interpersonal skills

- strong customer service orientation to older adults
- strong attention to detail
- proficiency with basic computer keyboarding and navigation skills
Job Duties

- ensure timely, accurate, and high-quality completion of resident service requests
- contribute to marketing efforts and resident satisfaction by providing excellent customer service and communicating effectively
- identify and complete or oversee routine, preventive, scheduled, and emergency maintenance repairs and general upkeep tasks
- manage all maintenance associates ensuring training and job responsibilities completion
- oversee apartment turnovers including repairs, renovations, painting, and cleaning vacant apartments
- maintain landscaping including watering flowers and snow removal as needed
- ensure all areas are safe, tidy, and free of trash, debris and animal waste including dumpster areas
- continuously monitor community and grounds for proper and safe maintenance and advise management of needs
- comply with policies, procedures and regulatory requirements
- resolve complex service issues and sensitive communications with residents
- contribute to annual budget planning, maximize property appeal within budget, manage service contracts and purchasing
- respond timely and courteously to emergencies
- develop and deliver training to associates
- participate in required in-service trainings
- support other communities as assigned
- perform other duties as assigned
