The role of Maintenance Supervisor at Greens at English Consul in Lansdowne, MD, is a full-time position offering a competitive hourly wage ranging from $26 to $30. This role includes a $3,000 sign-on bonus, reflecting the organization's investment in attracting skilled professionals. The Maintenance Supervisor provides leadership, direction, and oversight for the physical condition, appearance, and operational efficiency of the property. Ensuring a safe and attractive living environment for residents is paramount, alongside creating a positive workplace for associates. The supervisor will ensure exceptional quality and service, sustained resident satisfaction, and associate engagement by managing maintenance activities and teams effectively.

This position requires proactive management of routine, preventive, scheduled, and emergency maintenance repairs. Responsibilities include maintaining appropriate logs and records, managing maintenance associates’ training and performance, overseeing apartment turnovers, and ensuring cleanliness and safety around the community. The supervisor also plays a key role in community aesthetics, taking care of landscaping tasks such as watering flowers and snow removal. Compliance with Enterprise Residential policies, external regulatory requirements, and operational procedures is vital.

In addition to operational duties, the Maintenance Supervisor contributes to budget planning, service contract management, purchasing within budgetary limits, and emergency response. The role demands effective communication skills to foster strong relationships with residents, associates, management, and guests. The supervisor serves as a role model by living the HEROES principles—being Helpful, Engaged, Responsive, Outstanding, Excellent, and Successful. Through these principles, the Maintenance Supervisor ensures that all resident service requests are handled timely and professionally, contributing to overall resident satisfaction and community success.

Supervisory responsibilities include managing a maintenance team consisting of Senior Maintenance Technicians, Maintenance Technicians, Maintenance Apprentices, and/or Porters. The Maintenance Supervisor must carry out all related human resources activities such as interviewing, hiring, training, performance appraisals, rewards, discipline, and conflict resolution in accordance with company policies and laws. Essential skills include proficiency with hand and power tools, leadership and motivational ability, strong organizational skills, and excellent customer service orientation, particularly for older adults. The role also requires basic computer skills and the ability to communicate clearly in English.

Candidates must have a high school diploma or GED, a minimum of three years’ experience as a maintenance technician or equivalent, and preferably prior supervisory experience. Extensive knowledge of carpentry, plumbing, electrical, HVAC, equipment repair, and painting is required. Additionally, EPA Section 608 Technician Certification (Type II or Universal) or the ability to obtain it within 90 days of employment is necessary. The candidate must provide their own basic toolset, maintain reliable transportation, and be available for on-call duties with a 30-minute response time.

Job Qualifications

Job Duties

  • Complies with Enterprise Residential’s policies and procedures and external regulatory requirements
  • Resolves complex or advanced service issues including sensitive communications with residents
  • Contributes to the annual budget planning process

  • Purchases equipment and supplies according to budgets and policies
  • Responds timely and courteously to emergencies
  • Develops and delivers formal and informal training to associates
