This particular role is designed for a Maintenance Supervisor position at a stabilized property with 231 units, operating on a Monday to Friday schedule. The role is integral to ensuring that the physical condition of the community meets the high standards set by Greystar. The Maintenance Supervisor will be responsible for overseeing and performing a variety of technical and mechanical tasks that maintain the cleanliness, safety, appearance, and functionality of the buildings, grounds, amenities, and common areas. This position requires 3-5 years of relevant supervisory experience in maintenance. The role also offers a competitive hourly wage range of $33.00 to $35.00, depending on experience, along with eligibility for a 40% housing discount at Greystar-managed communities, reflecting the company's commitment to employee wellbeing.

As a Maintenance Supervisor, you will coordinate and assist with work orders generated from resident requests and routine community upkeep. You will manage the make-ready process for vacant units, performing inspections, creating maintenance punch lists, and coordinating with vendors and contractors. You will also help set cleanliness and appearance standards for all community areas to maintain a high-quality living environment. Oversight of team members and external vendors is required to ensure compliance with company policies and quality standards. Inventory management and budget assistance are also key responsibilities, supporting cost-control initiatives. Safety is paramount in this role, with responsibilities including conducting safety meetings, maintaining Material Safety Data Sheets (MSDS), and ensuring OSHA compliance.

The ideal candidate will have hands-on experience with property management maintenance or related trades and be familiar with the safe use of hand and power tools as well as mechanical equipment. Strong customer service and communication skills are essential for interacting with residents, team members, and management. The candidate should be proficient with computer applications such as word processing, spreadsheets, databases, and preferably property management systems. Physical demands include the ability to work in various weather conditions, perform manual labor tasks, and maintain a flexible schedule that may include evenings, weekends, and holidays. Job Requirements

  • 3-5 years of maintenance supervisor experience
  • ability to stand, walk, and sit for extended periods
  • ability to bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas
  • ability to work inside and outside in all weather conditions
  • ability to push, pull, lift, and carry weights up to 25 pounds independently and 50 pounds with assistance
  • ability to work a flexible schedule including call during evenings, weekends, and holidays
  • provide own hand tools unless prohibited by state law

Job Qualifications

  • High school diploma, GED, or related experience and training
  • experience in property management maintenance or related trade
  • knowledge and skill in safe use and maintenance of hand tools, power tools, mechanical equipment, and measuring devices
  • proficiency in customer service and interpersonal communication
  • ability to read, write, and communicate effectively
  • proficiency in internet, word processing, spreadsheet, and database programs
  • property management system experience preferred
  • mathematical skills for financial, administrative, and legal document review
  • EPA certifications Type I and II or Universal for HVAC if applicable
  • state and local required certifications
  • valid driver’s license if required

Job Duties

  • Assist and complete work orders generated from resident requests for service
  • oversee and complete the make-ready process for vacant apartment homes including inspections and scheduling vendors
  • develop standards for cleanliness and overall appearance of community grounds and common areas
  • periodically inspect work performed by team members and contractors to assess quality and compliance
  • maintain adequate inventory of spare parts and maintenance materials and assist with ordering supplies
  • complete monthly preventative maintenance procedures
  • assist Community Manager in developing budget for repairs, maintenance, and capital projects
