This role centers around maintaining the technical and mechanical integrity of a stabilized, garden-style residential community comprising 354 units. Working Monday through Friday from 9AM to 5PM, with on-call duties every two to four weeks, maintenance technicians at Greystar are critical custodians of community standards, ensuring that buildings, grounds, amenities, and common areas are maintained to company standards for cleanliness, appearance, safety, and overall functionality. This position offers a competitive hourly wage range of $34.62 to $38.00, subject to factors such as experience and performance, and includes eligibility for incentive-based bonuses and a generous 40% housing discount on Greystar-managed properties.
The role demands strong leadership and hands-on skills across HVAC systems, plumbing, and general maintenance operations. Responsibilities include fulfilling resident service requests, performing routine upkeep, managing the make-ready process for new leasing units, establishing and maintaining standards for community appearance, inspecting work quality for service team members and contractors, managing inventory and supply orders within budget, and conducting preventative maintenance according to company guidelines. A dedication to cost efficiency is paramount, emphasizing repairs over replacements and prudent use of materials and tools. Safety compliance is also critical; candidates will conduct regular safety meetings, ensure OSHA and other regulatory adherence, and maintain up-to-date safety documentation.
Exceptional customer service skills are required to effectively liaise with residents and team members, efficiently addressing maintenance concerns with urgency and professionalism. Job Requirements
- 1-2 years of experience in property maintenance or related technical role
- High school diploma or equivalent
- Ability to work Monday-Friday 9AM-5PM with on-call availability every two to four weeks
- Ability to perform physical labor and operate maintenance equipment
- Valid driver’s license preferred
- Strong problem-solving skills
- Commitment to safety and regulatory compliance

Job Duties
- Assist and complete work orders generated from resident requests for service
- Perform routine upkeep by diagnosing and repairing defects or problems according to policies and safety standards
- Oversee and complete the make-ready process for vacant apartment units including inspections and coordination with vendors
- Develop standards for cleanliness and appearance of community grounds, amenities, and common areas
- Inspect work performed by service team members and contractors to ensure quality and compliance
- Maintain inventory of spare parts and materials and collaborate with management to order supplies within budget
- Complete monthly preventative maintenance procedures as outlined in company manuals
- Conduct safety meetings and ensure compliance with OSHA and other safety regulations
- Demonstrate customer service skills by responding to resident inquiries and complaints efficiently
