Job Description
Greystar is a leading, fully integrated global real estate platform specializing in the management, investment, development, and construction of institutional-quality rental housing. Founded in 1993 by Bob Faith and headquartered in Charleston, South Carolina, Greystar has grown to become the largest operator of apartments in the United States, managing over one million units and beds across more than 265 markets worldwide. With offices distributed throughout North America, Europe, South America, and the Asia-Pacific region, Greystar oversees more than $300 billion in real estate assets globally, including nearly $79 billion in assets under management, $35 billion in development projects, and $36.5 billion in regulatory assets. This extensive portfolio underscores Greystar’s commitment to delivering world-class residential rental services and maintaining high standards of quality and customer satisfaction.
The role of the Maintenance Technician at Greystar is crucial in upholding the company's standards for cleanliness, appearance, safety, and overall operational efficiency of the residential communities it manages. This position primarily involves performing both technical and mechanical maintenance tasks, ensuring that the interiors, exteriors, grounds, amenities, and common areas within the community meet Greystar’s high standards. The Maintenance Technician will assist in completing work orders from resident service requests and perform routine maintenance, diagnosing problems and implementing repairs in line with company policies, safety procedures, and regulatory codes.
One of the key responsibilities is overseeing the 'make-ready' process for vacant apartments, a vital step in preparing units for new tenants. This includes conducting pre-move-out inspections, compiling punch lists of necessary maintenance work, coordinating with vendors and contractors, securing supplies, and thoroughly inspecting the completed work to ensure quality standards are met. The role also requires periodic inspections of maintenance work conducted by internal teams and external contractors to verify that the work and materials meet specified quality standards and scope of work.
Inventory management is another important aspect of this role. The Maintenance Technician is responsible for maintaining adequate stocks of spare parts and materials, collaborating with the Community Manager to order supplies while adhering to budgetary guidelines. Preventative maintenance schedules must be followed rigorously to mitigate costly repairs and prolong the lifespan of community property assets. The position also involves assisting in budgeting for regular repair, maintenance efforts, and capital improvement projects.
Cost-efficient maintenance practices such as opting for repairs instead of replacements when feasible, minimizing wasteful use of materials, and proper usage of tools and equipment are strongly emphasized. Furthermore, safety is paramount, with the Maintenance Technician conducting regular safety meetings, maintaining current Material Safety Data Sheets (MSDS), and staying updated on OSHA and other safety regulations to ensure compliance and protect residents, staff, and property.
Excellent customer service skills are integral to this role, as the Maintenance Technician frequently interacts with residents and team members. The ability to communicate effectively, address complaints professionally, and execute service requests efficiently enhances the overall resident experience and exemplifies Greystar’s commitment to superior service.
This role offers an hourly salary range of $25.00 to $38.00, with compensation influenced by factors such as business needs, experience, location, and skills. Additionally, the position may be eligible for various bonus programs based on individual or company performance.
In summary, the Maintenance Technician position at Greystar offers an exciting opportunity to work within a leading real estate management company devoted to quality, safety, and excellent customer service. This role is ideal for professionals with hands-on experience in property maintenance, strong problem-solving skills, and a dedication to contributing positively to residential community living standards.
