Blue Skies of Texas Senior Living Community is a distinguished provider of senior living services with a rich history dating back to 1970. The Maintenance Tech II role at Blue Skies of Texas is a critical position within the community, responsible for maintaining the building facilities and equipment to ensure a safe, reliable, and comfortable environment for residents, visitors, and employees. The Maintenance Tech II will work both independently and collaboratively with other maintenance personnel, including contracted workers, to respond promptly to work orders, emergencies, and preventive maintenance needs. The position demands strong organizational skills, safety awareness, and technical proficiency in various trades such as minor electrical, plumbing, carpentry, and appliance repair. The role also involves utilizing digital tools and maintenance management systems, contributing to inventory management, and ensuring all job-required tools are available. Job Requirements

  • Minimum of at least three years work experience in maintenance or repair field
  • current, valid Texas driver's license with good driving record and insurable by Blue Skies carriers
  • EPA Certification or ability to obtain certification within 4 to 6 months of employment
  • experience closing out work orders through maintenance management system (EQUIPS)
  • proficiency in using digital tools and work iPads for work order completion and documentation
  • able to respond to emergency calls promptly
  • physical ability to perform mechanical, electrical, plumbing, and carpentry tasks
  • willingness to work collaboratively in a team environment
  • availability to serve as first responder for hot and cold calls

Job Qualifications

  • Possess a minimum of at least three years work experience in the maintenance or repair field (trade school can be considered)
  • must possess a current, valid Texas driver's license with a good driving record and remain insurable by Blue Skies carriers
  • EPA Certification, or the ability to obtain certification within 4 to 6 months of employment
  • experienced in closing out work orders through the maintenance management system (EQUIPS)
  • proficient in using digital tools and work iPads to complete assigned work orders, track progress, and document maintenance tasks accurately (proficient in taking, submitting, and uploading images related to completed work)
  • high school diploma or equivalent
  • minor repairs and preventive maintenance experience of small appliances is a plus
  • certified Pool Operator (CPO)

Job Duties

  • Plans, organizes, and manages assigned work orders to achieve greatest productivity and work efficiency with safety and quality of work being the highest priorities
  • complies with all maintenance department and Blue Skies safety rules, regulations, and general policies
  • responds immediately to emergency maintenance calls, ensuring the safety of residents and facilities
  • responds quickly to all work orders, prioritizing urgent and life safety-type work orders
  • completes daily time sheets and all components properly and in a timely manner in accordance with established policy
  • assists in maintaining inventory of materials, parts, supplies, tools, and equipment
  • ensures all company-provided, job-required tools such as tool belt, tool bag, tool box, etc. are in possession and on-hand when responding to work orders
  • performs mechanical-related tasks, minor electrical and basic plumbing repairs, and minor carpentry tasks, as directed
  • troubleshoots and repairs or replaces door hardware
  • changes out appliances such as dishwashers, refrigerators, and stoves, and performs minor repairs and preventive maintenance on same, as directed
  • serves as first responder for hot and cold calls
  • performs other duties as assigned by supervisor
