Located in Columbia, MD, the Leasing Consultant (Lease up) role at Ranleagh Court is a temporary assignment available full-time until September 31, 2026. This position offers an hourly wage between $24.00 and $28.00, with pay varying according to skills and experience. In this Leasing Consultant position, the individual will play a crucial role in marketing and leasing property units to ensure full occupancy. They will work to maintain a safe, attractive, and welcoming environment for residents, emphasizing quality service and sustaining resident satisfaction. Responsibilities include implementing sales and marketing strategies both on-site and off-site to achieve occupancy goals, closely monitoring market trends, and adapting strategies as needed in response to rental turnovers and competitive pressures. The consultant must remain knowledgeable about local competitive properties and provide actionable recommendations to management.
The role requires strict adherence to the Fair Housing Act and company policies. Leasing activities will include showing units, qualifying prospective residents according to program guidelines, and managing lease renewals. Daily communication with residents, associates, management, and guests is essential to promptly address concerns and uphold a professional community atmosphere.
In addition, the Leasing Consultant is responsible for rent collection and management of delinquencies, ensuring accurate record-keeping and financial reporting. They will coordinate resident services initiatives aimed at enriching community engagement through social, educational, and planned events, working closely with the Resident Services Department. Regular participation in training sessions is required to maintain up-to-date knowledge of operational procedures and compliance standards. While this role does not involve supervisory duties, it sometimes includes supporting other communities as directed by management and performing other assigned tasks.

Job Qualifications
- High school diploma or G.E.D.
- previous sales or leasing experience preferred
- NCHM COS (Certified Occupancy Specialist) certification preferred
- TCS (Tax Credit Specialist) certification or equivalent certification from nationally recognized compliance training or ability and commitment to obtain
- ability to work in a fast-paced environment demonstrating strong organizational and follow up skills
- strong verbal and written communication skills with ability to interact in English with a diverse group of associates, residents and external agencies
- ability to read English at a level sufficient to understand policies and procedures, safety notices, general business correspondence and documentation

Job Duties
- Implements sales and marketing activities both on and off site to achieve occupancy goals
- recommends strategies to adjust activities as needed in response to market conditions, competitive pressures, apartment turnovers, and other factors influencing occupancy
- maintains knowledge of competitive properties and market trends and makes recommendations as appropriate
