The Leasing & Marketing Assistant plays a vital role within Landmark Properties, primarily focused on supporting the community's growth and enhancing resident relations. This position involves assisting in the planning and execution of community-oriented events that engage both current residents and prospective tenants. The Leasing & Marketing Assistant actively participates in on- and off-campus activities to promote the community, making them a key point of contact for prospective residents. This role demands an outgoing and charismatic individual who can act as a quality leader to the Community Ambassadors, fostering enthusiasm and teamwork among peers.

This full-time position reports directly to the Community Manager and does not have direct supervisory responsibilities. The assistant is expected to be hands-on in a variety of leasing and marketing tasks. Responsibilities include daily monitoring and maintenance of model units and tour routes, supporting property aesthetics through curb appeal initiatives, assisting in residential retention and new resident acquisition strategies, and cultivating relationships with vendors and community partners. The Leasing & Marketing Assistant plays a crucial part in organizing and managing monthly resident and marketing events, including housing fairs and social media campaigns aimed at maintaining a robust social presence. Additionally, the assistant helps ensure that follow up activities are performed efficiently for all prospective residents, a critical factor in achieving leasing goals.

Beyond marketing and leasing functions, the assistant undertakes general administrative duties essential to the smooth operation of the community. This includes maintaining confidentiality of client and company information, assisting with roommate matching, understanding and communicating lease document details, participating in move-in processes, and ensuring a clean, professional work environment. The assistant also contributes to financial management by aiding in rent collection and income tracking, operating within budgetary guidelines, and providing documentation for all purchases.

Personnel involvement includes co-facilitating annual leasing training and assisting in performance tracking of Leasing Ambassadors. Customer service is a key focus, with expectations to understand and exceed resident and client needs, foster a welcoming community atmosphere, and handle conflict mediation when necessary. Safety and risk control measures are enforced through documentation of lease violations and reporting security concerns to the Community Manager.

The work environment is moderately noisy and physically demanding, requiring the assistant to perform a variety of physical activities such as standing, walking, climbing, and fine manual tasks. Job Requirements

Job Duties

  • Monitor and maintain model and tour route on a daily basis
  • Assist with the maintenance of property curb appeal
  • Assist in tracking and reporting of leasing data, metrics and goals
  • Assist in developing and executing methods to retain residents and gain new ones
  • Create and maintain relationships with vendors
  • Organize and manage monthly resident events
  • Organize and manage monthly marketing events
  • Prepare for and execute housing fairs and other on campus events
  • Assist with social media campaigns to maintain a social media presence
  • Ensure follow up activities take place for all prospective residents
  • Report on time to your shift
  • Ensure confidentiality of client, resident, and company information
  • Understand and adhere to the Landmark Properties policies and procedures
  • Maintain a clean and professional work environment
  • Assist in roommate placement and matching
  • Understand the lease document and all related addendums and be able to clearly communicate to prospective resident and parents all relative information
  • Participate in all move-in related activities
  • Manage time efficiently and effectively
  • Assist in maximizing revenue and occupancy
  • Assists in collecting rents, security deposits, and other income as requested
  • Operates marketing activities within the confines of the marketing budget, deviating only with prior approval
  • Provide documentation/receipts for all company purchases
  • Co-Facilitate annual Leasing Training
  • Assist in tracking Leasing Ambassador performance through lease audits
  • Understand the needs and expectations of prospective residents, clients, and vendors and exceed their expectations
  • Develop a sense of community among the prospective residents and staff
  • Maintain active and effective communication with prospective residents, parents, and university personnel
  • Represent the community and Landmark Properties in a professional manner
  • Maintain a positive community environment for both prospective residents and associates and encourage participation in events and activities
  • Assist future residents in mediation conflicts, both proactively and reactively
  • Assist in keeping the community clean by surveying common areas regularly and reporting any concerns and/or helping to clean up when necessary
  • Document and address behaviors of residents that violate the law or the community lease agreement
  • Identify and report safety and security risks to the Community Manager
